Need to reconsider naming "affordable housing"

At the seminar "Real Estate 2025: Housing for young people" organized by Nguoi Lao Dong Newspaper on the morning of April 3, Mr. Pham Lam, Executive Committee Member of Vietnam Real Estate Association - Chief Representative in Ho Chi Minh City, said that it is necessary to consider how to name "affordable housing".

According to Mr. Lam, this way of calling reduces the attractiveness and motivation of the owner. While real estate ownership is an important thing for everyone. "We should not limit housing to "young people" and the policy should target the group of "homeless people". Because many people, even though they are no longer young, still do not have a house. From there, the support policies will really go to the right target, instead of just relying on the age factor" - Mr. Lam emphasized.

According to Mr. Lam, one of the biggest challenges for home buyers is capital and loan interest rates. The journey to home ownership for each person often goes through stages: renting a house - buying the first house - then upgrading to a second house. In addition, it is possible to build scoring criteria to help young people strive for a specific roadmap to effectively access housing support policies.

Regarding housing development solutions, it is possible to consider planning areas about 30 - 40 km from the city center, along with investment in developing a convenient public transport system, so that people can easily move around. At that time, young people can still work in the center but live in areas with more reasonable living costs, while still ensuring quality of life.

At the same time, there needs to be a strict monitoring and regulation mechanism to avoid policy exploitation, but there must also be clear and transparent criteria to determine who is eligible to buy real estate.

This process may take time and cannot be solved completely in a day or two. However, with a clear roadmap, realistic, transparent and targeted policies, we can completely gradually resolve current difficulties, moving towards a truly effective and sustainable housing policy for the people.
