Real estate benefits from Binh Duong's rise to become a regional urban center

In the Binh Duong Provincial Planning for 2021-2030 with a vision to 2025 that has just been announced, Binh Duong aims to become a centrally-governed city by 2030, in which urban development is the focus of the province's development.

Cities are dynamic spaces

In the Binh Duong Provincial Planning for the period 2021-2030, with a vision to 2050, signed by Deputy Prime Minister Tran Hong Ha on August 3, 2024, it is clearly stated that among the key tasks and development breakthroughs of the province, the development of spaces is the driving force.

In which, the development of the whole province is divided into 3 dynamic spatial areas including area 1 is Thuan An City and Di An City. These two cities will carry out urban reconstruction and renovation; relocate outdated and environmentally polluting production and industrial establishments to the North of the province. Use the available space for a new urban model following the TOD orientation (taking the orientation of developing the public transport system as the basis for urban development planning, taking the traffic hub as the point of population concentration to further form a decentralized traffic system) and supplement social infrastructure to turn Thuan An and Di An into modern urban areas with high quality of life.

Area 2 (Thu Dau Mot, Tan Uyen, Ben Cat, Bau Bang) will develop based on innovation, advanced technology, regional services and smart urban areas. Area 3 (Bac Tan Uyen, Phu Giao, Dau Tieng) will focus on new generation industrial parks and ecological urban - industrial - service models, preserving ecological corridors and developing renewable energy.

In particular, developing new urban and service areas in Tan Uyen, Thu Dau Mot, Di An, Thuan An, creating space to gradually redevelop existing urban areas, moving logistics activities in the Region to the area along Ring Road 4 in Ho Chi Minh City; developing new urban areas, complexes and industrial parks in Bau Bang, Bac Tan Uyen, Phu Giao districts, creating conditions for industrial production facilities in the South to move to the North of the province.

Develop public transport network in the direction of TOD, build functional centers such as: trade and services (CBD), science and technology, training, research, innovation, culture and arts, tourism, entertainment. Upgrade technical infrastructure, optimize land use, environmental treatment, switch to green - clean, smart and high value-added industrial model.

In addition, by 2030, Binh Duong aims to have 3 urban areas meeting the criteria of type I urban areas including (Thu Dau Mot City, Di An City, Thuan An City; 2 urban areas meeting the criteria of type II urban areas are Tan Uyen City, Ben Cat City; 1 urban area meeting the criteria of town - type IV urban area is Bau Bang district..., the urbanization rate will reach about 88-90%.

Di An - Thuan An area is transformed into regional service centers for trade and logistics services; Thu Dau Mot area is fully developed into a support service and innovation center; Ben Cat - Tan Uyen area is fully developed into a modern industrial - service urban model.

Mr. Vo Hoang Ngan, Director of the Department of Construction and Planning of the province, expressed his viewpoints, goals and vision for comprehensive and clear development. Provincial planning is a very important legal basis for Binh Duong to approve urban planning and construction planning levels. The urban development program of the whole province and the urban areas under the province; is the basis for determining key, focal and regionally linked projects, to concentrate all resources for investment, creating motivation to promote Binh Duong urban development in a harmonious and sustainable manner. In which, the factor of people's quality of life is the center of the plan.

Japanese joint venture Cosmos Initia - TT Capital - Koterasu Group has chosen Binh Duong as the location to develop its first project in Vietnam.

Specifically, according to research, currently, there are many real estate projects that, when licensed, must always meet the criteria of mid-range prices, products oriented towards community amenities and traffic connections.

For example, recently, TT Capital Investment Joint Stock Company launched the TT AVIO project in Di An City, a project with 2,000 apartments with prices starting from only 1.23 billion VND/apartment, Japanese standard quality, located next to Thu Duc City (HCMC). The main customer groups include young workers, new families, and middle-income earners, prioritizing projects with convenient locations, reasonable prices, and full amenities.

Binh Duong is a key industrial province, attracting a young population, rapid urbanization, increasing income, promoting housing demand. Developed transportation, good connection with Ho Chi Minh City and other provinces, along with preferential policies to attract real estate investment, supporting the development of housing projects.

Mr. Dinh Minh Tuan, Director of Batdongsan.com.vn, said that Binh Duong is the main market to welcome the wave of population dispersion from Ho Chi Minh City. Buyers mainly target products priced at around VND30 million/m2, especially in the context of Ho Chi Minh City lacking mid-range apartment supply. Apartment prices in Binh Duong range from VND31 to VND59 million/m2, with transactions concentrated in the range of VND30-35 million/m2, a rare advantage compared to other southern provinces.
