Reporter of Investment Electronic Newspaper - Baodautu.vn had a conversation with Mr. Nguyen Dinh Truong, General Director of TT Capital - the developer of TT AVIO Apartment Project with a special sales policy: "Own a house with only 9 million VND/month contribution", no loan required.

At the beginning of 2025, the Japanese joint venture Cosmos Initia, TT Capital and Koterasu Group suddenly launched a sales policy, contributing only 9 million VND/month to own a TT AVIO apartment. What is the truth of this policy, sir?

Within 6 months, the buyer pays 30% of the apartment value (about 500 - 600 million VND) to sign the sales contract. After that, they make regular contributions of 9 million VND per month, for a period of 2 years. The joint venture does not require the buyer to take on debt or borrow from the bank. The amount of 9 million VND/month will be deducted from the total payment amount of the apartment buyer.

Normally, in the market, after paying a fixed amount (20-30%), buyers will borrow from banks and investors will support preferential interest rates and principal grace period within 18-24 months. Meanwhile, with the TT AVIO Project, the investor does not require buyers to accept debt, only paying 9 million VND/month with their own fixed monthly income.

This is the company's "unprecedented" sales policy, and also the best policy on the market that the Japanese Joint Venture offers to home buyers, especially young people with stable incomes, who cherish the dream of a new home.

Why do you affirm that the sales policy of the Japanese Joint Venture is the best in the market?

The policy is very suitable for the majority of customers and is also the most flexible payment level in the current real estate market.

Normally, investors balance the payment level of 1%/month as the minimum. TT AVIO project costs less than 2 billion VND/apartment, if paying 1%/month, the payment level will be nearly 20 million VND/month. However, with the policy of contributing 9 million VND/month, TT AVIO apartment buyers only pay less than 0.5%/month, do not need to burden with bank loans, avoiding many cash flow risks.

What exactly is that risk?

The risk comes from the buyer accepting the debt early. As I said above, after paying the fixed amount (20-30%), the buyer borrows from the bank and is supported by the investor with preferential interest rates and principal grace period. This is understood as forcing the customer to sign the debt acknowledgment. When accepting the debt early, there is a risk of cash flow problems causing the buyer to be unable to pay or reduce the investment profit margin.

In addition, bank loans are sometimes a barrier for those who cannot prove their income or those who have borrowed but want to buy more real estate. Therefore, the policy of contributing 9 million VND/month of AVIO Center brings great opportunities for these subjects to own more assets without being bound by the accompanying conditions.

Our joint venture has long-term capital from Japanese private land funds, so we do not have to mobilize too much capital from customers. Therefore, the policy of contributing 9 million VND/month limits cash flow risks, which is very beneficial for buyers.

However, when real estate prices are always increasing, is the fixed contribution policy of 9 million VND per month a disadvantage for investors?

We promote home ownership opportunities for buyers, especially young people with low initial savings. In the context of constantly increasing real estate prices, the opportunity to buy a house for this group is increasingly difficult. Therefore, when introducing this special sales policy, we determined: to accompany young people on their journey to find a place to settle down.

A careful analysis will show that the policy is very beneficial for both home buyers and investors. However, with this policy, buyers only need to invest an initial capital of 500 - 600 million VND to be sure to "close the deal" for a high-end apartment in TT AVIO. After 2 years, even if the house price fluctuates, the payment will still be fixed at 9 million VND/month.

This helps buyers keep the price with a fixed initial payment, without worrying about price fluctuations, affecting cash flow as well as the ability to own a house. In fact, with a monthly contribution of 9 million, customers only spend more than 200 million VND within 2 years. This is considered a savings that most buyers can arrange.

When the house is handed over, customers can use their savings to pay the remaining amount or borrow from the bank. At this time, buyers can easily borrow from the bank, minimizing risks because the house is completed. Not to mention, the apartment can be rented out immediately, adding income for the buyer to offset the loan interest.

For investors, they only need to invest a low initial capital (30%) and then pay 9 million VND/month, they can transfer after 1-2 years of investment. At this time, real estate prices have increased. The total investment amount is low, the investor's rate of return will be high. With this payment method, a 2-bedroom apartment at AVIO Center is calculated to contribute only 0.3-0.4%/month, very light.

Meanwhile, on the investor's side, when handing over, we only collect about 40% of the apartment's value.

Can buyers be flexible in paying less or more than the 9 million VND/month contribution, sir?

Nine million VND is the fixed amount that the buyer must pay monthly. However, if the customer has more finances, they can increase the monthly payment to 20 or 30 million VND. At that time, the Japanese Joint Venture will calculate an interest of 10%/year on the amount the customer pays in excess during the installment period. Thus, not only can the payment be made very easily, the buyer also receives interest on their surplus cash flow, higher than the monthly interest on bank deposits. We still offer the best flexible options so that buyers can feel secure in owning their home.

In addition to this special incentive policy, customers who need to borrow from banks to buy AVIO apartments are still supported by VietinBank, ACB, Vietcombank, TPbank to borrow up to 70% of the asset value, loan term of 20-25 years with preferential interest rates of 6 to 6.7%/year.

What is the most dedicated thing that the Japanese Consortium has for AVIO Center?

This is the first project of the Joint Venture. Therefore, we devote all our enthusiasm and resources to the project.

Although the apartments are affordable, priced from 32 million VND/m2 (more than 50% of the apartments are priced under 2 billion VND/apartment), we position them as high-end products. All stages of the project are carefully selected by the Joint Venture.
