As planned, these 57 plots of land will be auctioned this morning (August 17). However, close to the auction date, Truong Son Joint Stock Auction Company - the auction organizer - suddenly announced to stop this auction and return the money for purchasing documents and deposits to the auction participants.
The reason given is that Thanh Oai District People's Committee needs to re-determine the starting price for auctioning land use rights for 114 plots of land in Cao Duong commune according to the direction of Hanoi City People's Committee.

Thanh Oai District Land Fund Development Center said that 57 plots of land in Cao Duong commune were previously determined at starting prices according to Decree 12. However, from August 1, according to the replacement Decree 71, the adjusted K coefficient has increased higher, so it is necessary to temporarily postpone to re-determine the starting prices of the above 57 plots of land.
However, on the afternoon of August 16, Vietnam Auction Joint Stock Company announced the organization of an auction of the right to use 57 land plots in the Dam area, Muc Xa village, Cao Duong commune, Thanh Oai district, Hanoi (phase 1).
Regarding the information on re-auction, Thanh Oai district will re-auction the first round with 57 plots of land with areas from 74.63 - 134.69 m2. The form of auction for each plot of land is by direct secret ballot once. The re-auction is scheduled to be held at 8:30 a.m. on September 8 at Thanh Oai district gymnasium.
Notably, the starting price of land plots has increased from the old level of 7.3 million VND/m2 to 8.8 million VND/m2, equivalent to 660 million VND to nearly 1.2 billion VND/plot.
From the new starting price, customers participating in the land auction must pay a deposit of 20%, equivalent to 131.3 - 237 million VND, depending on different plots. The latest payment time is 2 days before the Thanh Oai district land auction.
Speaking to reporters, the director of a real estate brokerage company in this area said: Up until now, Thanh Oai has never been a "hot" location for real estate investors.
However, due to limited land fund in the inner city, other suburban areas such as Dong Anh, Gia Lam, Hoai Duc have increased rapidly and almost reached their "peak", so land investors tend to move to other areas with more attractive prices.
This person said that Kim Bai town - the district capital of Thanh Oai district is the area with the highest price, ranging from 30 million to 80 million VND/m2, depending on the location. Some areas near the district center have prices above and below 100 million VND/m2.
In communes in the district, including Cao Duong commune, the average land price is about 25 - 30 million VND/m2, depending on location.
Previously, on August 10, at Thanh Oai District Gymnasium (Hanoi), the auction of land use rights for 68 plots of land in Ngo Ba area, Thanh Than village, Thanh Cao commune, Thanh Oai district took place. This auction caused a "fever" in the land market in the suburbs of Hanoi, attracting about 1,600 customers with more than 4,000 qualified applications to participate.
