In the first half of this year, the real estate market has had positive changes. In particular, in Hanoi, the apartment segment has shocked many people when the selling price has increased rapidly and strongly. More and more luxury and branded apartments are appearing with prices of over 100 million VND/m2, even some apartments have prices equal to townhouses and villas.

Specifically, recently the investor of an apartment project in Lang Ha (Ba Dinh, Hanoi) revealed that the project has a starting price of nearly 5,500 USD/m2 (equivalent to about 135 million VND/m2).

Or like the D'.Palais de Louis apartment project (Cau Giay, Hanoi) once owned by Tan Hoang Minh, which has just changed its project name to Hanoi Signature, the new investor, Ramond Holdings, has announced the lowest apartment price of 97 million VND/m2, the highest of 219 million VND/m2.

According to a survey by Dan Tri reporters, apartments at the Noble Crystal Tay Ho project (Tay Ho, Hanoi) are being offered at prices ranging from 165 to 270 million VND/m2. For example, an apartment with an area of ​​280m2 is being offered for sale at a price of 76 billion VND, equivalent to 271 million VND/m2.

According to the seller, this apartment has 4 bedrooms and a private swimming pool of 72 square meters. The apartment is currently fully furnished, all imported.

Not far away, at the Heritage West Lake project, the selling price of long-term ownership apartments ranges from 150-260 million VND/m2. For example, a 3-bedroom apartment with a total area of ​​145m2 is being offered for sale at 35 billion VND, equivalent to 241 million VND/m2.

Or at the Metropolis project (Ngoc Khanh, Ba Dinh, Hanoi), some sky villas (apartments with a duplex on the highest position of the building, often called sky villas) are being sold for about 250-260 million VND/m2. For example, a sky villa with an area of ​​200m2 with 4 bedrooms is being sold for 50 billion VND, equivalent to 250 million VND/m2.

With apartment prices of up to 250-270 million VND, it is equal to or higher than the prices of townhouses and villas in some projects such as Louis City (Hoang Mai, Hanoi), Geleximco (Hoai Duc, Hanoi),...

Expert: Liquidity will not be high because of picky customers

Talking to Dan Tri reporter, Mr. Le Dinh Chung acknowledged that the average price of apartments in Hanoi is fluctuating between 65-70 million VND/m2. Besides, the market has many high-end, branded projects with prices above 150 million VND/m2.

These projects are often in prime locations in the center of Hanoi. The project developers determine that they will sell to customers with high conditions, not to the majority of customers. However, the liquidity of products above 150 million VND/m2 will not be high, because they are picky about customers.

Regarding the possibility of price increases for luxury apartments and branded products, Mr. Chung said that currently, most of them are primary products so investors have set high prices. Therefore, to have the opportunity to increase prices, it will take a long time. However, the past has proven that when high-end products increase in price, they often do so very quickly and at a high price.

"In the short term, the supply of apartments in Hanoi will not change, so apartment prices will hardly decrease significantly. In addition, the input costs of the project are currently very high, and the implementation progress is slow. At the same time, project developers have invested more in the product, so they will expect a high profit margin," said Mr. Chung.

Ms. Nguyen Hoai An - Senior Director of CBRE Vietnam - said that about 70% of the apartments launched for sale in the first half of this year were concentrated in the high-end segment and were priced at 60-120 million VND/m2. Over the past two years, it can be seen that the Hanoi apartment market has increased rapidly and strongly. The gap in apartment prices in the Hanoi and Ho Chi Minh City markets is increasingly narrowing.
