Race to find customers
Since the beginning of 2023, the real estate market in the Southern region has faced many difficulties, including Ho Chi Minh City and neighboring provinces such as Binh Duong, Dong Nai, and Long An, where the situation is not very optimistic.
When the real estate market fell into recession, money no longer flowed into this segment, and real estate trading floors also fell into dire straits.
Years ago, walking around coffee shops, you would always see well-dressed, elegantly dressed real estate agents advising customers about land.
But at present, people's demand for real estate is decreasing, especially with market liquidity stagnant, many brokerage companies and sales staff are struggling to find buyers. Especially in the third quarter of 2023, near Tet, many brokerage staff and sales staff are trying to find customers to sell.

Talking to Nguoi Dua Tin, Mr. NTT, 28 years old, who is working as a broker at DKRA Vietnam Company, said: “I have been working in the brokerage industry for 6 years. Since the Covid-19 pandemic, the real estate market has encountered many difficulties. Previously, investors and brokerage companies organized sales events, employees like me had a list of investors and invited them to come and see and could close many deposits. But now everything is very different, every day I make more than 100 phone calls, send consulting messages via Zalo continuously, and only receive the answer 'let me, let you refer' and no one wants to learn more."
Working as a broker for a real estate company belonging to a large real estate group in Ho Chi Minh City but still struggling to find customers, Mr. Nam said: “In the past, every time our group launched a product, it sold very quickly, even old customers called to consult about new products and were excited to go see them. However, now they are not very interested anymore, especially when they ask me to sell products they bought before, but no matter how much I advertise, no one buys even if I lower the price, it has never been so difficult to find customers to buy again.”
“Customers usually flock to the end of the year, but all last year, real estate brokers like us sat around for a long time. During this time, business people are running sales, looking for customers, making phone calls, even distributing flyers to find more demand to complete sales,” Mr. Nam shared.
Asked many times but did not see any purchase
Not only is it difficult to find customers, but convincing customers to spend money to buy real estate products at the present time is also a difficulty.
Mr. Hung, Director of NP Real Estate Joint Stock Company (headquartered in Binh Duong province) said: “Since October 2023, my company has been advertising for the project in Binh Phuoc, and there have been many customers who want to learn more and visit the project. The company has to spend money to rent a car, prepare everything to serve the best... however, there are many customers who come to see but no one makes a decision. This is also one of the current difficulties”.
At the time of "hot" real estate, real estate brokers are very active.
“In recent days, as Tet is approaching, the sales team has been working at the highest frequency in terms of time and personnel. There are up to a few dozen people on duty from morning to night, but sometimes there are no customers. It takes a lot of perseverance to sell a batch,” the Director shared.
Reality shows that at present, home buyers come to the project with the main purpose of visiting the location and listening, but rarely put down money to buy or sell. The sales force in the project area mainly only aims to collect information of potential customers (name, phone number, address) to maintain care, close the deal later, but do not expect to sell immediately.
Real estate experts also commented that times have changed, customer confidence has declined, combined with a sluggish market, forcing investors to find every way to attract customers. The use of tricks such as discounts, gifts, interest rate deferrals, etc. is no longer a "support" for brokers and sales companies.
In addition, experts also assess that currently, buyer psychology is affected by the economy itself and the lending mechanism of banks. Many investors are hesitant between saving and buying real estate. Most people focus on the channel with better profits.
