National Commercial Joint Stock Bank (NCB) has just announced the auction of 798.1 square meters of land in Residential Group 4, A Luoi town, A Luoi district, Thua Thien Hue, to recover debt.
Accordingly, the auctioned assets are all land use rights and assets attached to the land at plot number 191, map sheet number 17, with an area of 798.1m2 and address in Residential Group 4, A Luoi town, A Luoi district, Thua Thien Hue. Of which, 60.0m2 is urban residential land and 738.1m2 is land for perennial crops.
Land plot with separate use form, urban residential land use term is long-term and land use term for perennial crops is until July 1, 2061.
The origin of land use for urban residential land is recognized as land use rights such as land allocation with land use fees, with an area of 60 m2. For land for perennial crops, the land use rights are recognized as land allocation without land use fees, with an area of 738.1 m2.
The starting price of the property is VND473.7 million, excluding value added tax and other taxes, fees, charges and costs related to the transfer of ownership or use of the property. The deposit is 10% of the starting price, equivalent to VND47.37 million.
The property is sold as is. In case of any area discrepancy, the buyer of the property is responsible for contacting the competent authority to adjust the area discrepancy compared to the certificate and bear the costs incurred for this adjustment…
The costs related to viewing the property shall be borne by the customer who registers to participate in the auction. The costs of handover, dismantling, loading, transportation, preservation, registration of transfer of ownership, use, notary fees, registration fees, personal income tax and other related fees... (if any) shall be borne by the auction winner.

Vietnam Joint Stock Commercial Bank for Agriculture (Agribank) Dong Da branch also announced the 8th auction of debt of customer Ben Du Thuyen Hotel JSC. The enterprise owns the Royal Marina Center project (Swisstouches La Luna Resort) in Nha Trang City, Khanh Hoa Province.
Accordingly, the collateral includes: All land use rights and auctioned assets attached to the land formed in the future of the Project "Royal Marina Center - Area B" in Vinh Hoa Urban Area, Vinh Hoa Ward, Nha Trang City.
Including 690 apartments and Penthouse garden on the 36th floor; basement and 35 floors of commercial business. All are future assets.
The starting price offered by the bank is VND948 billion. The deposit is VND94.8 billion, equivalent to 10% of the starting value. Previously, in September 2023, Agribank also put this debt up for sale with a starting price of VND1,145 billion.
Marina Hotel JSC was established in November 2016 by Chairman of the Board of Directors La Quang Binh. The Royal Marina Center Project (Swisstouches La Luna Resort) has a total investment of nearly 2,421 billion VND in Vinh Hoa ward (Nha Trang city) .
