Land prices along Ring Road 4 increase again

(Dan Tri) - The selling price of land plots along the beltway 4 continues to increase. Experts say that land prices in these areas have increased many times, investors need to research carefully before spending money.


Land prices for sale along Ring Road 4 increase

In the last months of the year, many plots of land along the Ring Road 4 passing through the districts of Soc Son, Me Linh, Thuong Tin, and Hoai Duc (Hanoi) continued to be offered for sale at increased prices by their owners.

According to a survey by Dan Tri reporters, in Soc Son district, areas such as Thanh Xuan, Minh Tri, Hien Ninh communes..., at the beginning of the year, land plots in car alleys fluctuated around 17-21 million VND/m2, but have now increased to 20-26 million VND/m2. As for land plots on main roads that can be used for business, at the beginning of the year the price was 27-33 million VND/m2, now it has increased to 35-40 million VND/m2, an increase of 20-30%.

In Nhi Khe and Ninh So communes (Thuong Tin district, Hanoi), currently, land prices on major business roads are fluctuating from 90 million VND/m2 to 95 million VND/m2, an increase of 20% compared to the beginning of the year.

In Hoai Duc district (Hanoi), the price of land and houses in alleys in areas with Ring Road 4 running through them such as Duc Thuong, Duong Lieu, Tien Yen... has increased by 20-30% compared to the beginning of the year, to 50-60 million VND/m2.

Meanwhile, the price of land on the central road has increased to 100-130 million VND/m2, an increase of about 20-25% compared to the beginning of the year. In Hoai Duc district, the recent high increase in land prices is also assessed as due to the impact of record land auctions.

In Me Linh district (Hanoi), Dai Thinh, Thanh Lam, Kim Hoa areas... where Ring Road 4 runs through, land prices on main roads range from 40-55 million VND/m2, up about 20% compared to the beginning of the year. Land in alleys where cars can pass through costs from 22-25 million VND/m2, up nearly 20% compared to the beginning of the year.

Mr. Nguyen Van Cao - a real estate broker in Soc Son and Me Linh districts - said that since the beginning of the year, many investors have come to the area to buy land with the goal of holding it for 2-3 years. This has caused land prices to increase by about 20-30% compared to the beginning of the year.

For the past 2 months, investors have been looking to buy land, but coal is very difficult to liquidate. Currently, land prices in Me Linh and Soc Son districts are also high. Therefore, most investors are still in a state of exploration.

"Although liquidity is no longer good, landowners still have high expectations, so the asking price continues to be pushed up. A few landowners who bought a long time ago, now have a lot of profit, they are willing to lower the price to sell quickly," he said.

Expert: Investors need to be sober before buying

Talking to Dan Tri reporter, Mr. Le Dinh Chung - real estate expert - said that recently, the land price along the 4th belt has increased very high. In the long term, when the 4th belt road is completed, the price may continue to increase. However, the implementation of this route is long-term, it is impossible to make a profit immediately upon purchase. Therefore, if buying, investors need to determine to hold for the long term.

Besides, although the land is located along the Ring Road 4, not all areas will increase in price, but it also depends on the economic development speed of the locality. Therefore, before investing, investors need to carefully check the planning and legal aspects of the land, the construction progress and the price history of the land to avoid being the last one.

"There will be a phenomenon of local unprofessional land brokers spreading false information to push up prices. Therefore, investors need to be alert before spending money," he advised.

Dr. Nguyen Van Dinh - Chairman of the Vietnam Association of Realtors (VARS) - commented that newly built and expanded transport infrastructure can bring great value to the neighboring real estate market. Accordingly, many speculative groups also take advantage of planning and project implementation information to push up selling prices.

However, the implementation of these transport infrastructure projects must be long-term. Moreover, land prices along the Ring Road 4 have increased many times to high levels. Therefore, before investing, investors and buyers need to carefully study the price history and progress of the Ring Road 4 project to avoid overpaying.
