(Dan Tri) - Hundreds of real estate brokers flocked to Thach Van commune, Ha Tinh city, creating a virtual land "fever" at the end of March 2022. But just a short time later, this scene no longer existed.


Peaceful countryside after the land "fever"

Three years after hundreds of real estate brokers flocked to create a land "fever", Dong Van village, Thach Van commune (former Thach Ha district, now merged into Ha Tinh city) returned to its original peaceful state.

This coastal area is still sparsely populated, with few new houses built on 19/5 Street, which runs through Dong Van village.

In some temporary houses and warehouses built in remote locations and then abandoned, there are still some signs and paint marks on the walls advertising land for sale, but they have faded.

That is what remains of the unprecedented land "fever" that took place in this village in late March 2022.

At that time, many people knew that Ha Tinh province had decided to approve the investment policy of a high-end coastal tourism project with a total investment of 952 billion VND. The two communes of Thach Van and Thach Tri were the localities included in the project's planning.

Hundreds of real estate brokers flocked to Thach Van commune to view and "offer" land for sale.

In the memories of many people, along the 19/5 road through Dong Van village, cars lined up one after another, and there were times when traffic jams occurred. The empty sandy areas, which no one had ever looked at before, at that time, at each section, there was a group of people standing watching and chatting animatedly.

Seeing everyone coming, they all offered to sell land at 15 million VND/m2; every 200m2 of frontage land was sold for 3 billion VND, and 2 frontages were sold for 3.2 billion VND.

Along both sides of the road, billboards are hung on tree roots, even precast concrete structures of unfinished projects are used to paint phone numbers to sell land.

"Buyers and sellers lined up day and night. My house was located at the intersection where I bought it before the land fever, priced at 2 billion VND, and was priced at 12 billion VND. My family bought it to live in, with no intention of selling it. However, after a while, the scene of people coming to trade land disappeared," said Ms. HTL (60 years old, Dong Van village, Thach Van commune).

Local land fever, authorities warn

On March 25, speaking with Dan Tri reporter, Mr. Duong Van Thai, Chairman of Thach Van Commune People's Committee, said that at the end of March 2022, "land brokers" flocked to create a virtual fever and then quietly left.

In reality, the real demand of people and investors is not at that level and land transactions have small but insignificant fluctuations.

"The scene of brokers flocking to the locality at that time lasted for 3-5 days and then stopped. At that time, we also issued warnings to keep people alert. In recent years, the land fever in the locality has not recurred, and life has returned to normal," Mr. Thai informed.

In the first months of this year, the Ha Tinh real estate market recorded a local "fever" when the number of transactions and land prices increased. In particular, land prices "heated up" every day when there was a lot of information about the arrangement of administrative units at all levels.

According to the survey, in Ha Tinh city, beautiful plots of land in Song Da urban area (Tran Phu ward), Bac Ha Tinh city urban area (also known as HUD urban area) and some planning areas in Ha Huy Tap, Bac Ha, Thach Trung wards all increased by more than 10% compared to the time before Tet.

In the wards located close to the city center such as Thach Ha, Thach Trung, Thach Hung, the planned land price increased by 2.4-2.8 billion VND/plot.

Notably, since January 1, when Tan Lam Huong commune (Thach Ha district) merged into Ha Tinh city, land prices and real estate transactions in the planning areas of this locality have skyrocketed, before Tet the price was about 2.3 billion VND/plot, now it has reached 2.8 billion VND/plot.

In coastal areas such as Loc Ha town (Thach Ha district), recently, many investors have also flocked here to "hunt", causing land prices to skyrocket.

To avoid risks when the land "fever" passes, the government and experts advise investors to be alert to information about unofficial administrative boundary mergers. Investors should be cautious with attractive advertisements from brokers, find out specific information such as the actual value of the land, legality and should not invest too hastily based on rumors.
