Over the past half month, land prices in the southern part of Bac Giang city have increased rapidly. A survey showed that many real estate brokerage groups have gathered near the GO! Bac Giang Supermarket and the provincial political school to set up desks to advise customers.
Posing as a customer in Bac Ninh who wants to buy land in the project, the reporter talked to Ms. H, a real estate broker. Ms. H said that this area has many customers from Hanoi and Bac Ninh asking to buy and the price increases by the day. "In less than 10 days, a plot of land has been signed with 3 different owners. The price increases by the day, even by the hour," Ms. H said.
According to Ms. H, all the land lots here have been transferred to the people, there are no more properties from the investor. She introduced that the corner lot with an area of 190m2 costs about 23 billion VND (about 121 million/m2). However, this is yesterday's price, today's price is still unknown.
Another 84m2 lot is priced at around 8.1 billion VND, an increase of nearly 2 billion VND compared to last week. Broker H confirmed that if this lot is imported in just 1-2 days, it will be sold for 8.4 billion VND.
At the project near GO! Bac Giang Supermarket, Mr. T, a real estate broker, said that this area is currently sold out. Many customers came to inquire about buying but the landowners all "locked the goods". Customers who are interested can leave their phone numbers, and when there is a seller, the broker will connect them.
According to Mr. T, a 133m2 plot of land costs about 17 billion VND, about 3 billion VND higher than last week. Another 75m2 plot costs about 7 billion VND, 1.7 billion VND higher than last week. Although the price is high, the landowner has not sold it because he is waiting for it to increase further.
Ms. NTP, a landowner in the southern urban area, shared that she has received many phone calls from brokers in recent days. Ms. P has not sold yet because she does not need the money, so investing in land is safe and does not worry about losing value.
Not only the southern urban area, many other places also recorded an increase in land prices such as the western area of Da Mai and Song Mai wards; the area near industrial parks in districts and towns.
It is known that after the proposals to merge provinces and cities were made, land prices in many potential areas of Bac Giang province increased, of which the strongest increase was in Bac Giang city. Many people expect that Bac Giang city will be the capital when merging provinces, with a large population, many services will develop, leading to higher land prices.
In the face of the land investment fever, the Bac Giang Real Estate Association recommends that investors should be extremely cautious because information about administrative boundary mergers is not yet official. It is necessary to base on financial resources to consider investment. The practical lesson is that many people suffered losses and went bankrupt after the "land fever".

Strictly handle price inflation and fake fever in real estate market
Speaking with VietNamNet reporter, Mr. Nguyen Thanh Tung, Director of the Department of Construction of Bac Giang province, affirmed that he will strictly handle violations if he discovers acts of price inflation, profiteering, and disruption of the real estate market.
According to the leader of the Department of Construction, in recent years, Bac Giang province has been among the most dynamic provinces with leading economic growth in the country, especially in the industrial and urban sectors, attracting a large number of workers and laborers from other provinces to work. Therefore, the demand for residential and industrial real estate is increasing.
In the coming time, in the role of advising the Provincial People's Committee on real estate market management, the leader of the Department of Construction said that it will coordinate with departments, branches, People's Committees of districts, towns and cities to urge and speed up the progress of projects to increase supply to the market; strictly manage the granting of construction permits for projects; confirm the conditions for real estate transfer for projects in the province to ensure compliance with the provisions of law.
"Advising the Provincial People's Committee to direct the People's Committees of districts, towns and cities to strengthen inspection, examination and strictly handle violations in real estate business activities. Especially handling acts of real estate business without sufficient conditions, spreading rumors, inaccurate information, negatively affecting and disrupting the operation of the real estate market", the Department of Construction informed.
On March 26, the Chairman of the People's Committee of Bac Giang province issued a document directing the rectification and implementation of measures to strengthen the management of the real estate market in the province. The document clearly states that recently, in some areas in the province, there has been a situation of "virtual fever" in real estate when many people often gather, continuously learn, provide information, and carry out transactions to buy and sell houses and land in a short time. The reason for this situation is that some investors and real estate brokers take advantage of information related to the separation and merger of administrative units to spread rumors, deliberately pushing up real estate prices that are not true to the nature of the market; enticing people to participate in establishing capital contribution and sale contracts that are against regulations; there are even signs of staging transactions, buying and selling with large differences to deceive buyers, creating a mentality of high, quick and easy profits. Some investors have shown signs of illegal capital mobilization and using many forms of selling real estate products when they do not meet the conditions... These actions disrupt the real estate market, pose many risks to buyers with real needs, and risk causing disputes, lawsuits, and causing instability in local security, order, and social safety. To rectify the above situation and further strengthen state management of the real estate market in the province, the Chairman of the Provincial People's Committee requested the Department of Construction to immediately set up hotlines to receive feedback and launch a peak period of inspection and handling of violations in real estate business. In particular, it is necessary to strictly control and strictly handle cases of real estate business that is not in accordance with regulations, lacks legal documents, and does not meet business conditions. If necessary, information signs can be placed at projects where brokers, investors, and people often gather in large numbers to warn.
