A 2-bedroom apartment with an area of ​​57 m2 at the Sunview Town project located on Go Dua Street (Hiep Binh Phuoc Ward, Thu Duc City) is being offered for sale at a price of 1.68 - 1.7 billion VND/apartment. Apartments from 63 - 68 m2 are priced from 1.85 - 1.95 billion VND/apartment.

Mr. Binh, the owner of a house in this project, said he is selling a 63 m2 house for 1.85 billion VND. Because the project has a full pink book, buyers can borrow 70% of the house value from the bank for a period of 20-25 years.

The reason why the apartments here are so cheap is because the project has been handed over to residents for about 8 years. The construction quality is still good. Inside the apartment building there are basic amenities such as swimming pool, park, children's playground. Surrounding areas are markets, schools, hospitals, so it is very convenient for living,” said Mr. Binh.

Another project in Thu Duc City that still has many apartments priced under 2 billion VND is the 4S Riverside Linh Dong apartment building (street 30, Linh Dong ward). 2-bedroom apartments, with an area of ​​68 - 70m2 in this project, are priced from 1.8 - 1.9 billion VND/apartment. This project is located near Pham Van Dong Avenue, making it easy for residents to travel to the center of Thu Duc City and Ho Chi Minh City.

If you want to be closer to the center of Ho Chi Minh City, you can choose to buy an apartment at the Saigon Metro Park project (Road 11, Truong Tho Ward). A 2-bedroom apartment with an area of ​​51 m2 is being sold for only 1.75 billion VND. A 55 m2 apartment costs about 2 billion VND.

The above project is located in a densely populated area, near Vo Nguyen Giap Avenue (old Hanoi Highway). From Saigon Metro Park project to Hang Xanh intersection, it only takes about 15 minutes to travel.

According to VTC News, for new apartments, if priced under 2 billion VND, people can only buy 1-bedroom apartments with an area of ​​about 40 square meters in Thu Duc City.

For individual townhouses, people can still buy a house with a separate pink book for less than 2 billion VND. However, these houses are often small in area and quite rare on the market.

Ms. Nguyen Thi Hanh (residing in Thu Duc City) shared that she is selling a 2-storey house, 30 m2 in area, located in a small alley in Linh Xuan ward for 1.85 billion VND. The house has a full separate pink book and has been completed.

I need capital for my children to start a business, so I am selling this house. A family of 3-4 people can still live comfortably,” said Ms. Hanh.

According to long-time real estate brokers in Thu Duc City, the demand for buying houses under 2 billion VND in this area is still very high. However, people need to be careful with online advertisements, because in addition to accurate information, there is also false information.

Mr. Ngo Quoc Long, a real estate broker, said that currently, many brokers provide information about cheap houses or cheap land in Thu Duc City, but the actual names and properties are not real.

Mr. Long gave an example: a broker will advertise a cheap piece of land in Thu Duc City for only VND20-25 million/m2. However, when a person contacts them, the broker will collect their personal information and then offer the product for sale elsewhere.

Before contacting a broker, people need to carefully look at the information posted for sale. Land in Thu Duc does not cost less than 40 million VND/m2 (in areas far from the center), the common price is still from 60 - 100 million VND/m2 ,” said Mr. Long.

According to real estate experts in Ho Chi Minh City, houses under 2 billion VND in Thu Duc City are mainly old apartments that have been used for 7-10 years. However, with such a time of use, the quality of the construction is still good.

Currently, many apartment projects in Thu Duc City have not yet been granted pink books, so people need to consider carefully before choosing. If you buy to live, not having a pink book is not too big of a problem. However, if you buy for investment, liquidity may be affected because customers are often "hesitant" to apartments that do not have enough documents.
