DNVN - The real estate market in Da Nang is continuing to recover and flourish again. The number of people coming to transact land at the "one-stop" department of the administrative center of districts and towns has increased significantly compared to a few months ago.
According to the Da Nang Statistics Office, real estate business service revenue for final consumption in the first 11 months of 2024 increased by 13% compared to the same period last year. Tourist apartments and condominiums are becoming prominent segments and leading the real estate market with increasing new supply in recent times.
The number of people coming to transact land at the "one-stop" department of the administrative center of districts and towns of Da Nang City is increasing significantly compared to the first half of 2024.
In addition, according to the Da Nang Statistics Office, the consumer price index (CPI) of the housing, electricity, water, fuel and construction materials group increased by 0.55% compared to the previous month. Of which, rental housing prices increased by 0.79% due to landlords increasing house prices according to the general increase of the market.
Total state budget revenue in the area as of November 25, 2024 is estimated to reach nearly VND 24,000 billion, an increase of more than 28% over the same period in 2023 (central budget revenue is nearly VND 5,900 billion, local budget revenue is nearly VND 18,000 billion). Of which, domestic revenue activities continue to account for the majority (89.3%). Of the total domestic revenue, revenue from housing and land accounts for 11.5%, an increase of 2% over the same period last year.
Also related to the real estate market, according to the Office of the National Assembly Delegation (NAD) & People's Council of Da Nang City, recently there have been many problems for people and businesses in requesting recognition of assets attached to land in cases of construction of commercial - service works on land plots that have been granted Land Use Right Certificates (LURCs) for residential purposes.
Along with that are difficulties in applying for construction permits for commercial service works for land plots that have been granted Land Use Rights Certificates for the purpose of "production and business land" in the past.
In the announcement of the content of the regular meeting in November 2024 of the Standing Committee of the Da Nang City People's Council, the Office of the National Assembly Delegation - Da Nang City People's Council said that through the supervision of the Standing Committee and Committees of the City People's Council, the Standing Committee of the Da Nang City People's Council requested the City People's Committee to direct departments, branches, sectors and localities to promptly remove the above-mentioned obstacles.
Accordingly, regarding the request for recognition of assets attached to land that has been granted a Land Use Right Certificate for residential purposes, the Standing Committee of the Da Nang City People's Council requests the City People's Committee to study and have solutions to thoroughly resolve the problems of the above cases to guide people and businesses to implement in order to ensure the legitimate rights and interests of people and businesses.
Regarding the granting of construction permits for commercial and service works for land plots that have been granted Land Use Rights Certificates for the purpose of "production and business land" in the past, the Standing Committee of the People's Council of Da Nang City requested the City People's Committee to issue specific notices and instructions so that people and businesses know and can easily implement them when needed.
