Cen Land speaks out when accused of late payment of brokerage fees

Recently, on some media and social networks, there have been a number of posts mentioning that Century Real Estate Joint Stock Company (Cen Land) and its member companies have paid late service fees to affiliated floors.

Recently, Cen Land has sent a document to customers, partners, agents, and affiliated floors regarding service payments for affiliated floors in real estate distribution activities.

This unit said that for real estate distribution transactions, on the basis of service contracts with investors (including project development units, F1 units...), along with widely organized sales systems, Cen Land will call for and cooperate with affiliated floors to jointly deploy the distribution of real estate products at these projects.

According to the provisions of the contracts with the affiliated floors, Cen Land will pay service fees to the affiliated floors according to the principle after receiving service fees from the investors and corresponding to the rate of receiving service fees from the investors.

Accordingly, Cen Land affirms that it always complies with these regulations, any fees received from investors are paid to the floors at the correct rate and the floors receive full fees after Cen Land receives full fees from investors.

For some specific projects, to facilitate and attract more floors to participate, through the advance fee mechanism, Cen Land and its member companies can pay the floors earlier and at a higher rate than the progress and fee level received from the investor.

“However, some affiliated platforms do not understand or intentionally do not understand this regulation, and have asked Cen Land and its member companies to pay more than the fees Cen Land receives from the investor. In addition, some platforms have made statements and posted false information with the purpose of defaming and pressuring Cen Land to pay service fees that are not in accordance with regulations," said a representative of Cen Land.

This unit also pointed out that an affiliated floor had unreasonable payment demands, even though in fact this floor had received more fees from Cen Saigon Real Estate Joint Stock Company (a member unit of Cen Land) than the rate Cen Saigon received from the investor.

Cen Land said it will discuss and work with the exchanges and take necessary measures according to the law to request the removal and correction of information. If necessary, the company will work with the police to handle the situation in accordance with the law.
