(Dan Tri) - The new urban area in the Northwest of Bac Ninh City (Area 1) has a land use scale of about 277 hectares, with a total investment of 41,270 billion VND.
The People's Committee of Bac Ninh province recently decided to accept the investment policy of the New Urban Area project in the Northwest of Bac Ninh City (Area 1) in Hoa Long ward, Bac Ninh city.
The form of investor selection is bidding to select investors to implement the project according to the provisions of the law on bidding. This project has a land use scale of about 277 hectares, of which the expected land use demand includes 60.5 hectares of residential land; 98.9 hectares of social infrastructure land; 11.5 hectares of green land; 69.7 hectares of traffic land...
According to the zoning plan, the project has allocated 9.5 hectares to build social housing projects (equivalent to 16.2% of the total land fund for housing and mixed-use projects in the project).
Therefore, the investor is responsible for paying the corresponding value of the land fund invested in building the technical infrastructure system to build social housing equivalent to a land fund of about 22,300m2 (equivalent to 3.8% of the total land fund for building housing and mixed-use buildings in the project).

The urban area has a total floor area of over 2.6 million m2, with a population of about 33,000 people. The architectural scale of the project includes low-rise housing projects, social housing in the form of apartments, mixed housing and service projects, social infrastructure projects... and technical infrastructure of the project.
The total investment capital of the project is 41,270 billion VND, of which the project implementation cost is 40,124 billion VND, the estimated cost of compensation and site clearance is 1,146 billion VND.
The investment preparation and project implementation progress is 7 years from the date of selecting the investor, of which the investment preparation period is one year and the project implementation period is 6 years.
According to information from the National Bidding Network, this project will be widely bid in a one-stage, one-envelope format, with the investor selection starting in March.
Previously, in November 2024, the People's Committee of Bac Ninh province sent a document to seek opinions from the Ministry of National Defense and the Ministry of Public Security to determine whether or not the projects are in areas requiring national defense and security related to the investment policy documents of the above projects.
In particular, the new urban area in the Northwest (Area 1) is located in Hoa Long ward, Bac Ninh city. The project scale is nearly 270 hectares with items such as low-rise houses, social housing, schools, parking lots, sports areas... The total estimated capital is more than 44,500 billion VND proposed by Vingroup Group for investment project. The urban area will operate for 50 years, with implementation progress in 10 years.
