On February 11, the Department of Natural Resources and Environment of Ba Ria - Vung Tau province announced that the Provincial People's Committee has just approved the starting price, auction decision, and approved the investment policy for commercial and service land in Vung Tau city to put the auction price in March.
Accordingly, the above land has an area of 29,297 m2 located in the center of Bai Sau area, Thang Tam ward, Vung Tau city (behind the 5-star Imperial Vung Tau hotel).

The land was announced with a starting price of more than 1,000 billion VND, of which the architecture on the land is more than 10 billion VND, the rest is the land value.
The land is planned for commercial services, the form of land lease is to collect the land rent once for the entire period of 50 years from the date the People's Committee of Ba Ria - Vung Tau province signs the land lease decision.
Previously, on December 31, 2024, the People's Committee of Ba Ria - Vung Tau province issued Decision 3590/QD-UBND on the auction of this land. Currently, the land still has some architectural objects on the land, such as the market management board house, coffee shop, shop house, market house, concrete yard, 3 wooden houses, a two-roofed corrugated iron house and some crops and fruits.
In Decision 3587/2024, the People's Committee of Ba Ria - Vung Tau province approved the investment policy of the high-end tourism service commercial area project on the above-mentioned 29,297m2 land plot. The form of investor selection is auction of land use rights according to the provisions of the law on land.
The land is planned to include 3 main functional areas: service land, with an area of about 28,887 m2; green land with an area of about 264.7 m2 and technical infrastructure land with an area of about 245 m2. The construction density of the whole area is about 40%, limited by 33 floors.
The goal of the land is to build a high-class commercial center with diverse, modern services and unique architecture; bringing domestic and foreign tourists to enjoy a high-class commercial, shopping and resort area. The total investment for the project is over 6,821 billion VND.
The project implementation progress is 54 months, starting from the date of handing over the land on site to the auction winner. Specifically, from the first to the second month, the investment registration certificate will be issued and related land procedures will be completed.

From the 3rd to the 11th month, the investor must prepare a construction investment feasibility study report; prepare, appraise and approve the investment project; prepare and approve construction design drawings. By the 12th month, the construction permit will be issued.
From the 13th to the 54th month is the time to complete construction and put the project into operation.
Regarding the progress of the land auction, the Department of Natural Resources and Environment of Ba Ria - Vung Tau province said that from now until February 25, investors will begin registering to participate in the auction.
From March 10 to March 12, bidders will deposit nearly 213 million VND. The auction will start at 8:30 a.m. on March 14, at 281, 27/4 Street, Ba Ria City, Ba Ria - Vung Tau Province.
This year, Ba Ria - Vung Tau province plans to auction 14 land lots and 9 auctioned land plots from 2024, expected to collect more than 10,734 billion VND from land auctions.
