The 12-hour land use rights auction in Son La City (from 8:00 a.m. to 8:00 p.m. on March 27) was a success. This was the auction with the largest number of registered applications ever, with nearly 1,000 qualified applications and 330 customers participating in the direct auction of 60 land plots in residential planning areas in the City.

The auction of 60 plots of land in Resettlement Area No. 1, Chieng Coi Ward; Dai Thang Residential Area, Quyet Tam Ward; Group 12 Residential Area, Quyet Thang Ward and interspersed plots of land in Quyet Tam Ward, To Hieu Ward, Chieng Le Ward. The total area of ​​over 5,253 m2 is urban residential land. The auctioned plots have an area of ​​58.5 m2 - 153 m2 , the lowest starting price is 318 million VND/plot, the highest starting price is over 1.5 billion VND/plot; the total starting price is over 28.6 billion VND. The auction takes place in the form of direct voting in many rounds; the auction method is ascending price.

From early morning, at the City Center Hall, there were many customers coming to participate in the land auction. Each customer participating in the auction was given a customer card in order, their seat, all the participants' phones were sealed to ensure information confidentiality and avoid collusion and price inflation. The organizing committee controlled people entering and leaving the hall, ensuring fairness and order.

Mr. Hoang Thanh Son, Director of Nhat An Phu Joint Stock Auction Company, Son La branch, said: This auction had over 1,000 registration files, of which nearly 1,000 files were qualified, with 330 customers participating. We have coordinated with the City People's Committee and the Land Fund Development Center to issue documents and provide the latest procedures, ensuring publicity, transparency, objectivity and proper authority. The auction was divided into 3 rounds, each round auctioning about 20 plots of land in each area, ensuring reasonable time, information confidentiality and creating conditions for participants to have careful preparation.

Information from the leaders of Son La city, to effectively implement the land auction, Son La city seriously implements the Prime Minister's telegram and the direction of the Provincial People's Committee on organizing the implementation seriously, publicly, democratically, transparently, and legally in the land auction work; preventing collusion in land auction, the phenomenon of price suppression, price inflation as well as collusion in land auction.

The City has established a Council to supervise the implementation of land use rights auctions in the area, implementing many strict control measures; the entire list of auctioned land lots, starting prices, and registration procedures are all publicly announced; before conducting the auction, the City People's Committee holds a meeting to inform about the auction.

Before and during the auction, security forces coordinate with functional units to ensure security and order; closely monitor the auction process, and prevent acts of collusion, price suppression or unreasonable price hikes.

With a large number of registered auctions, this auction has attracted special attention from the public and real estate investors. Many plots of land have convenient locations, reasonable starting prices, meeting the housing needs of workers and middle-income households. This is also one of the new points compared to previous auctions, when many plots of land were often of high value and difficult to access for the majority of people.

Delighted to win the land auction, Ms. Cam Thuy Hoa, Group 6, Quyet Thang Ward, Son La City, expressed: I see that in this auction, many plots of land have reasonable prices. The plots of land auctioned this time are all in favorable locations, suitable for civil servants with moderate incomes.

Among the customers participating in this auction are people from districts and cities in the province and outside the province who won some land plots in this session. Ms. Nguyen Thi Huyen, a customer from Nam Dinh province, shared: This is the first time I have participated in a land auction in another province. Today, although there were many people coming to the auction, the Auction Company presented clear and specific regulations, with very strict inspection and control. In general, the auction prices for most land plots are quite suitable for the needs and income of the people.

At the auction, many plots of land were bid at prices exceeding the starting price, demonstrating great interest from investors. As a result, 45/60 plots of land were successfully auctioned, with the total starting price of 45 plots being 22.16 billion VND, and the total winning bid was 41.06 billion VND, a difference of 18.9 billion VND compared to the starting price, contributing to supplementing resources for the local budget and infrastructure development.

Mr. Lo Van Anh, Deputy Director of the City Land Fund Development Center, Vice Chairman of the Council for Supervision of the implementation of land use rights auctions in the City, said: Through supervision, the entire auction process was carried out scientifically, publicly, transparently, in accordance with the provisions of law, ensuring the rights of all participating citizens.

The successful organization of this land auction not only helps increase budget revenue, reinvest in infrastructure construction, but also contributes to regulating the real estate market, supporting people to settle down, and developing sustainable urban areas. In the coming time, the City will continue to organize auctions, creating conditions for many people, especially people with average incomes, to access residential land at reasonable prices, while ensuring publicity and transparency in the auction process.

According to the plan, in April 2025, the City Land Fund Development Center will continue to auction the right to use 88 land plots, which are urban land plots in the Residential Planning Area Lot 1A, Chieng Coi Ward; Infrastructure area adjacent to Vo Nguyen Giap Street, Chieng Coi Ward; 25m road planning area from Quyet Thang intersection, Buon village to Hoang Quoc Viet intersection, Chieng Coi Ward, with a total area of ​​15,612.3 m2 .

Accurate customer segmentation is a new approach of Son La city, aiming to meet the real demand for residential land, suitable for the living conditions and income of the people and officials. With a record number of participating applications and measures to ensure transparency and publicity, the city has created a fair auction environment, minimizing the risk of corruption and collusion, contributing to increasing budget revenue, serving infrastructure development and improving people's lives.
