Serious air pollution in inner city, many people seek satellite cities

DNVN - The year 2024 marks a significant increase in population movement and investment in green, sustainable real estate in Hanoi's satellite cities. Severe air pollution in the inner city is just one of many reasons why many people are more interested in satellite cities.

Cash flow follows the trend of "Hanoi expansion"

According to data from the technology platform Batdongsan.com.vn, in the past 2 years, the level of interest in real estate in satellite provinces such as Bac Ninh, Hung Yen, Vinh Phuc, Ha Nam, Hoa Binh... has grown higher than in Hanoi.

For example, as of the fourth quarter of 2024, real estate searches in Vinh Phuc increased by 42% compared to the first quarter of 2023, or Hung Yen increased by 111%. Meanwhile, this index in Hanoi decreased slightly by 7%.

Since 2008, the capital has been transforming itself following the trend of “Hanoi expansion”. Many major investors have developed key projects, supplementing the real estate supply in satellite cities with the emergence of a series of urban areas such as Ecopark, Vinhomes Riverside, Vinhomes Ocean Park, Gamuda Gardens... Most of these projects have attracted a large number of residents to live, play and work. The selling price has also increased 2-4 times over the past 8 years.

Many people are interested in satellite cities.

Mr. Bach Duong - General Director of Batdongsan.com.vn commented that the trend of moving to satellite cities is led by the planning of the capital focusing on developing regional connections with neighboring provinces. Synchronous infrastructure such as belt roads 2, 3, highways and metro help facilitate connections. Hanoi real estate prices have increased sharply due to the scarcity of land funds. In addition, high population density and serious air pollution in the inner city have made many people more interested in satellite cities.

In the period of 2025 - 2026, the Hanoi satellite real estate market is expected to welcome many new urban area projects. Major investors are flocking to the gateway areas of the capital with projects such as Thanh Xuan Valley (BIM Land), Sun Urban City (Sun Group), Vinhomes Global Gate (Vinhomes) ...

The provinces of Vinh Phuc, Hung Yen, Ha Nam... are becoming attractive destinations thanks to their large land fund, increasingly complete transport infrastructure and sustainable urban development policies. Without overheating, real estate prices in some of these provinces have grown steadily, demonstrating long-term potential. For example, real estate prices in Vinh Phuc have increased by 33%, and Bac Ninh by 45% in the period from early 2022 to late 2024.

"Green" real estate attracts customers

The consumer psychology report for the fourth quarter of 2024 from Batdongsan.com.vn shows that 86% of Vietnamese people participating in the survey affirmed that they are interested in green real estate, even 94% are willing to pay 5-10% more for projects with fresh living space and sustainable planning.

The great interest in green and sustainable real estate has prompted developers to focus and invest more in this factor. In particular, some projects developed with green finance, constructions built according to international green standards, such as Thanh Xuan Valley project - the latest destination of BIM Land, a member of BIM Group, developed with capital from the first sustainability-linked bond package in the Vietnamese market from the International Finance Corporation (IFC), with green buildings achieving EDGE certification.

Responding to customer preferences, most new satellite projects devote resources to developing green landscapes and are divided into two main trends: artificial green landscapes designed and created by humans; and original green landscapes, developed based on existing natural elements, built up over time.

Among the satellite urban areas being formed, many projects have invested in artificial green areas such as Sun Urban Ha Nam urban area with 5 large parks, green density of 47% or Vinhomes Global Gate with Wonderland park, green density of 10%.

Different from the above approach, some domestic investors have caught up with the popular trend in the world, bringing to the market real estate products amidst pristine nature. New projects in satellite cities focus more on entertainment and health care facilities, following the trend of "living like a resort". Some projects positioned in the high-end segment have established 5-star resort living standards by cooperating with the world's leading hotel management brands.

Experts assess that in the future, real estate in satellite cities, especially projects focusing on green and sustainable development, will continue to have three advantages: large land fund; complete utilities and infrastructure; and fresh space, living like a resort.
