Thanh Oai District continues to suspend the second auction of 57 land lots

Vietnam Auction Joint Stock Company recently announced the temporary suspension of the auction of land use rights for 57 plots of land in Dam area, Muc Xa village, Cao Duong commune, Thanh Oai district, Hanoi (phase 1). The reason is that Thanh Oai district People's Committee issued Official Letter No. 2421 on the temporary suspension of the auction of land use rights for 114 plots of land in Cao Duong commune.

Accordingly, customers who have registered to participate in the auction will have their application fees refunded within 2 working days from the date of this announcement.

Regarding these 57 plots of land, previously (August 7), Truong Son Joint Stock Auction Company announced the temporary suspension of the auction because the People's Committee of Thanh Oai district re-determined the starting price for auctioning land use rights for 114 plots of land in Cao Duong commune according to Decision No. 46 dated July 18 of the People's Committee of Hanoi City.

However, on August 16, Vietnam Auction Joint Stock Company announced to reorganize this auction, scheduled for the morning of September 8.

Specifically, the land plots have areas ranging from 74.63m2 to 134.69m2, the starting price increased to 8.8 million VND/m2, equivalent to 660 million VND to nearly 1.2 billion VND/plot. Therefore, customers participating in the land auction must pay a deposit of 20%, equivalent to 131.3 to 237 million VND. The form of auction for each land plot is by direct secret ballot once.

Previously, on August 10, Thanh Oai district successfully organized an auction of 68 land plots in Ngo Ba area, Thanh Than village, Thanh Cao commune (Thanh Oai, Hanoi), with an area of ​​60-85m2 with starting prices from VND8.6 million/m2 to VND12.5 million/m2. The auction attracted 4,600 applications, but only 4,201 qualified applications from 1,545 people.

Notably, at the end of the auction, the corner lot with the highest winning price was nearly 100.5 million VND/m2, 8 times higher than the starting price. The regular lots had winning prices of 63-80 million VND/m2, 5 to 6.4 times higher than the starting price.

On August 19, the auction of 19 plots of land in LK03 and LK04, Long Khuc village, Tien Yen commune, Hoai Duc district, Hanoi continued to attract the attention and participation of many people. The 19 plots of land put up for auction ranged from 74-118m2. The starting price for the auction was 7.3 million/m2. The deposit ranged from 109 to 172 million VND/plot.

After a 20-hour auction, 19 plots of land were successfully sold. The highest winning price was 133.3 million VND/m2, more than 18 times higher than the starting price, while the lowest plot was 91.3 million VND/m2, 12.5 times higher than the starting price.

Both auctions caused a stir in public opinion when the winning prices were sky-high. In fact, the winning prices were many times higher than the regional market prices.

After a number of recent auctions showing signs of fever, the Hanoi People's Committee has issued a document on inspection, detection and handling of violations of the law related to unusually high auction results for land use rights in the city.

The document clearly states that recently, in the city, there has been a phenomenon of land use rights auctions with winning prices many times higher than the starting price, such as in Thanh Oai district, the price is 7-8 times higher, and in Hoai Duc district, the highest price is 18 times higher. The unusually high winning price can affect socio-economic development, investment and business environment, housing and real estate market.

Therefore, the Hanoi People's Committee requested the Department of Natural Resources and Environment to immediately coordinate with relevant departments, branches and the City Police to inspect all land auctions in Thanh Oai and Hoai Duc districts in the recent past, promptly detect and resolutely handle any violations of the law if any...
