Approved planning of 3 important subdivisions over 16,312 hectares

Previously, Khanh Hoa Provincial People's Committee issued a decision approving the zoning plan (scale 1/2000) of the coastal zoning; the central urban zoning and the northern urban zoning of Cam Lam New Urban Area.

These are 3 specific important subdivisions in the implementation of the General Planning of the new urban area of Cam Lam, Khanh Hoa province to 2045, approved by the Government in Decision No. 205/QD-TTg dated February 28, 2024.

Specifically, the central urban subdivision has a total area of about 5,652 hectares, with the goal of developing a new Cam Lam urban administrative-political center; researching the reuse of the existing Cam Lam district administrative-political center land for community service purposes... Population size is about 325,000 people; residential unit land area is about 2,256 hectares, residential group land area is about 1,611 hectares.

According to the plan, the core area of the central subdivision includes the innovation center, which is part of the regional-level complex center, separated from the mixed central block along the main urban axis, located on Tri Tue Island.

This area is inspired by the image of the sun with a 50-hectare central park - the heart of the project. To the south of the center is an ecological island urban area including a starfish-shaped central island and surrounding small islands forming a model of a unique urban area associated with the water landscape of Thuy Trieu lagoon...

The Northern urban subdivision with an area of 7,057 hectares aims to develop a new Northern urban center with the function of a comprehensive urban center. At the same time, forming a chain of golf courses, amusement parks, and theme parks at the foot of Cu Hin mountain.

This is a subdivision aimed at developing new urban residential areas, complying with density zoning regulations. Developing low-density residential areas along Thuy Trieu lagoon according to the "yacht city" model... In terms of population size, it is forecasted to be about 264,000 people; residential land area is about 1,800 hectares; residential land area is about 1,200 hectares.

On August 26, Khanh Hoa Provincial People's Committee signed a decision approving the Zoning Plan (scale 1/2000) of the Coastal Urban Sub-Zone - Cam Lam New Urban Area with an area of 3,603 hectares, including 47.5 hectares of Hon Noi and Hon Ngoai islands.

The coastal subdivision aims to ensure harmony between tourism activities and forest protection and development, landscape and ecological conservation; strengthen access routes to the coast; ensure public access to coastal spaces; complete the coastal resort tourism service line east of Nguyen Tat Thanh Street in an international-class orientation, creating a typical architectural landscape highlight...

The nature of this subdivision is a coastal tourism - service - urban area; it is the waterway gateway of the new urban area of Cam Lam. The population of the subdivision is about 95,000 people with a residential land area of about 606 hectares.

Finally, the coastal urban area is divided into 4 main areas, with landscape space exploitation solutions suitable to the characteristics of each area.

Specifically, the area east of Nguyen Tat Thanh Street, with a scale of 685.3 hectares, is for tourist and resort areas, parks, and sea squares.

Cu Hin Mountain Area with an area of 1,615.40 hectares will preserve and enhance the natural landscape of Cu Hin Mountain; develop tourist areas, ecological entertainment services under the forest canopy.

The urban tourism service area west of Nguyen Tat Thanh Street has a scale of 1,255.3 hectares, oriented towards diversifying tourism services; forming streets towards the Dam, focusing on public activities and services and having attractive landscapes, including the route on both sides of Thuy Trieu canal, Thuy Trieu 1 bridge and Thuy Trieu 2 bridge...

The Hon Noi and Hon Ngoai areas with a scale of 47.5 hectares will arrange concentrated green parks and linear parks between the housing clusters to create open spaces and living spaces for residents in the residential area and converge at the center of the land to create a highlight...
