The Me Linh District Land Fund Development Center has just announced the issuance, sale and receipt of auction documents for land use rights for 80 plots of land in Chu Tran village, Tien Thinh commune.
The plots of land put up for auction range in size from 83.7m2 to 297.1m2, with starting prices ranging from VND23.2 million/m2 to VND31.9 million/m2. The deposit to participate in the auction ranges from VND417.6 million to VND945.5 million. The auction will be held on December 30.
Recently, Me Linh district organized a simultaneous auction of many beautiful land plots with synchronous and modern infrastructure, aiming to create a source of budget revenue to invest in infrastructure construction and socio-economic development.
Recently, 2 auctions of land use rights for 33 plots of land at point X2, Kim Hoa commune were successfully auctioned, bringing in nearly 100 billion VND to the budget.
Specifically, for 5 plots of land (phase 2) at point X2, residential group 4, Quang Minh town, after more than an hour of auction, all 5 plots were successfully auctioned. The total winning bid was more than 13 billion VND.
For 28 plots of land in Bach Da village, Kim Hoa commune with areas ranging from 79.53m2 - 187.56m2, the starting price was from 24.7 million VND/m2 to 32.8 million VND/m2. As a result, all 28 plots of land were successfully auctioned with winning prices ranging from 24.9 million VND to 35.2 million VND/m2, a difference of more than 3.1 billion VND compared to the starting price, bringing in more than 84 billion VND to the budget.
On the afternoon of December 21, 2023, speaking with a reporter from the Natural Resources and Environment newspaper, Mr. Hoang Anh Tuan - Chairman of the People's Committee of Me Linh district said that organizing land auctions in 2023 is the most difficult year compared to recent years. The reason is that the market's sluggishness has significantly affected the psychology of buyers. In recent times, with the attention and support of the Government, especially the Hanoi People's Committee, it has agreed to authorize districts to take the initiative in determining prices. Since July, the district has focused on site clearance, completing infrastructure for auction areas, and focusing on determining land prices in accordance with market prices. Thereby, creating attraction for people to participate in the auction. Up to this point, the land auction is expected to reach 700 billion VND out of a total of 535 billion VND, exceeding 30% of the assigned plan.
According to Mr. Tuan, one of the successes in the land auction work of the district is the policy of the Government, Hanoi City gives the initiative to the district. The district is completely proactive, not dependent on the units of the city. At the same time, the work of determining land prices must be suitable for the market, then people will participate in large numbers. In addition, before the auction, the district proactively selects beautiful and prime land locations. Land prices change over time, when determining prices, they must be accurate and suitable for market factors. In addition, the District People's Committee also regularly organizes conferences for investors to introduce and publicly and transparently disclose information about land auction areas...
“In 2024, Hanoi City will allocate 706 billion VND to Me Linh District, we are developing an auction plan for next year. Currently, with the land that the district is auctioning, there are still plots of land that have not been auctioned off, ready to be auctioned in the first months of 2024. And in the following months, the district will continuously organize auctions and is expected to achieve and exceed the set targets,” Mr. Tuan emphasized.
It is known that in 2021 and 2022, Me Linh district has organized auctions of 20 projects with an area of over 36,000m2, earning nearly 1,200 billion VND for the budget. In the coming time, Me Linh district plans to organize 7 projects with an auctioned land area of 4.8ha (equivalent to 462 land plots). In 2025, 14 projects will be implemented with a total area of 11ha, planning about 1,000 land plots.
