In the blazing sun, a small cafe in front of the One-Stop Office of Nhon Trach District (Dong Nai Province) became the gathering place for dozens of real estate brokers. At exactly 1:30 p.m. when the office opened, less than 20 minutes later, all the positions in the room were filled.
Ms. Nguyen Thi Hien in Nhon Trach's daily job is a worker, but due to the land fever, she also works as a broker. Ms. Hien shared: "It's very crowded at this time, you have to wait patiently. All this week, the land fever has been everywhere, I can't charge my phone because I have to constantly answer the phone to close deals."
At exactly 1:47 p.m., at the transaction office, Ms. Hien dialed the number 1050. She said there were still more than 30 more sets of documents before it was her turn.
According to brokers, within just one week, Nhon Trach land prices have skyrocketed by 15%, even up to 50% in some areas compared to the end of 2024. The reason is said to be due to rumors that Nhon Trach district is about to be merged into Ho Chi Minh City, along with a series of key infrastructure projects such as Ring Road 3, Ben Luc - Long Thanh Expressway, Long Thanh Airport and Phuoc An Bridge are being accelerated.
Mostly "deposit surfing" transactions
However, the heat at the transaction offices still cannot be compared to the atmosphere at the coffee shops around the district center. At a coffee shop on Nhon Trach Street, each table has 3-5 people gathered to discuss. Some are attentively looking at the map, some are checking the planning, some are busy writing deposit papers.
Mr. NVH, a young broker, excitedly said: "Writing a deposit paper makes my hand tired. There was a case where I had just finished writing when someone else came and offered to tear up the deposit paper to pay the difference of 50 million. It was like a joke. There was a plot of land where I had to write 8 deposits, the land price increased by 500 million in just one week, and I only received 5 million in commission from each customer."
Not only residential land, real estate projects also recorded a dizzying increase in price. Mr. NVT, a professional broker, when seeing a reporter driving a car with a Hanoi license plate, enthusiastically approached: "Are you from Hanoi to invest here? You need to decide quickly or you will miss the opportunity". While speaking, Mr. T pointed to the map: "This is a 170m² plot of land in this project, this morning it was closed for 2.6 billion (15.2 million/m²), this afternoon it increased to 16 million/m². If you are decisive, I can negotiate for you to buy it for 16.4 million/m²".
Brokers here are so busy that if customers ask too many questions and don't close the deal, they will immediately move on to another target.
According to local brokers, most transactions now take place on social networks. After posting a sale, customers will ask to see the land and then meet the owner to sign a deposit. However, in recent days, many customers, fearing that they will miss the opportunity, have decided to buy online. When asked why they dared to make billion-dollar transactions online with strangers, a broker explained: "Most of them are regular customers from previous waves. One wave follows another. Out of 10 deposit transactions, maybe one is a real transfer transaction. When the price peaks, they will go to the One-Stop Office to do the official procedures."
Ms. Nguyen Thi Hien, a broker with many years of experience here, commented: "This fever is based on infrastructure projects, but investors need to be very alert to avoid risks when the market shows signs of excessive speculation."
Recently, in response to the press, a representative of Batdongsan.com.vn said that Nhon Trach district is a hot spot attracting great attention. The number of real estate searches here has increased by more than 40% in just one week, while the increase in districts in Binh Duong and Ba Ria - Vung Tau only fluctuated between 5-26%. Experts all said that the "sharks" had quietly bought land in Nhon Trach before Tet, but now, individual investors have just begun to enter the market.
For many years it has been a grazing ground for buffalo and cows.
About 50m from the headquarters of the Nhon Trach District People's Committee, VOV.VN reporter met Mr. Nguyen Van Dung - a native of Thai Binh who has lived in Nhon Trach for nearly 40 years. He is raising 15 cows and every day lets them roam around the headquarters of the Nhon Trach District People's Committee. The cows often graze on vacant lots that have been abandoned by investors for many years.
Moving 3km further, the reporter discovered a real estate project of a real estate company covering 150 hectares, which had been implemented since 2007. Previously, the investor had advertised this as a prosperous urban area, attracting hundreds to thousands of residents. However, at present, the project is still just a messy empty lot, literally a place for grazing buffalo and cows. The project's introduction sign has become tarnished and dilapidated, while the model house has also become desolate and deserted. The sole guard of the project said that for many years, he has been the only one looking after this place.
