The People's Committee of Ba Ria - Vung Tau province has just issued Decision No. 24/2024 regulating the conditions for land division, land consolidation and the minimum area for land division for each type of land in the province. This Decision takes effect from September 16.
According to the decision, for residential land applied in wards, towns and Con Dao district, the area must be 60m2 or more; for residential land in the remaining communes, the area must be 80m2 or more.
The condition of the land plot after division must have an edge adjacent to a State-managed traffic road or a path connected to a State-managed traffic road of not less than 5m, and the depth of the land plot must not be less than 5m.

For commercial service land and non-agricultural production land, the land plot area must be from 100m2 or more and have a side adjacent to a State-managed road or a path connected to a State-managed road of not less than 5m, and the depth of the land plot must be not less than 5m.
For rice-growing land in agricultural land planning areas, the minimum area of land plots after separation in wards and towns of districts, towns, cities and Con Dao district is 500m2; in the remaining communes it is 1,000m2.
For agricultural land in the agricultural land planning area, except for rice land as stipulated above, residential land planning, commercial service land or non-agricultural production land, the plots of land after separation must ensure a minimum area of 500m2 in the areas of wards and towns in districts, towns and Con Dao district. In the areas of the remaining communes, it must ensure a minimum area of 1,000m2.
In addition, the land after being divided must have at least one side adjacent to a State-managed road or a path connected to a State-managed road, with the size of the adjacent side not being less than 5m.
