Dr. Nguyen Van Dinh predicts that from the third quarter of 2024, the market will start to rise, at which time the opportunity to buy real estate at a good price at the bottom will be very limited, even almost non-existent. Therefore, the first two quarters of 2024 are the "last wave" in the 10-year up and down cycle of real estate for investors to seize the opportunity to "put money down".

Sharing the same view, Mr. Le Hoang Chau - Chairman of Ho Chi Minh City Real Estate Association (HoREA) acknowledged that the real estate market is turning bright, growth will return in the second half of 2024.

“The current time is not a good time to sell, but it is a golden opportunity for buyers when the market determines the bottom of real estate. Buyers can easily find real estate with good prices, good locations, and full legal documents for investment. When grasping the signs of recovery and clear signs of the real estate market, many people will firmly grasp the opportunity to hunt for good prices at this stage,” Mr. Chau shared.

Assessing the real estate investment channel, economic expert Dinh Trong Thinh said that in 2024, the real estate market will continue to face difficulties but also many new opportunities. Positive factors, especially the Government's management policies in recent times, are gradually permeating, gradually promoting effectiveness, helping to adjust the real estate market to a stable area.

At the same time, the National Assembly's approval of the Housing Law (amended), the Real Estate Business Law (amended) and most recently the Land Law (amended) will have a positive impact on the real estate market. Notably, buyers' confidence will be strengthened when regulations require investors to fulfill their financial obligations before future products are implemented.

“In my opinion, real estate is still a safe haven for investors. In 2024, people's confidence will be strengthened, products will be provided by investors with financial capacity and reputation, helping to balance the real estate market.

From the second quarter to the fourth quarter of 2025, real estate will flourish, and investment capital in the real estate sector will increase. After the first quarter of 2026, real estate may enter a period of stability, with good growth momentum in liquidity and price," Mr. Thinh predicted.

According to experts, this period is the right time for real estate buyers, especially in the apartment segment. When the real estate market is sluggish, investors have launched a series of preferential policies, even reducing house prices to maintain liquidity, so it is a golden time for investors with enough financial potential to invest in real estate.
