The need for coworking space of foreign experts and engineers
In recent years, Nghe An has become a bright spot, continuously ranking in the top 10 nationwide in attracting foreign direct investment (FDI). By the end of 2024, Nghe An province has 151 FDI projects with a total registered investment capital of about 5.8 billion USD, ranking 22nd out of 63 localities in terms of total registered investment capital.
In the first two months of 2025, the province granted 1 new project with a total registered investment capital of 1.5 million USD, adjusted the capital of 2 projects with a total registered investment capital increase of 8 million USD, and the total newly granted and adjusted registered capital increased by 9.5 million USD.
Accordingly, Nghe An province also attracted many large projects in electricity and electronics in the global supply chain of major investors such as: Luxshare ICT, Shandong, Radiant, Everwin, Foxconn, Sunny, Goertek, Tan Viet, Juteng, Runergy.
FDI projects registered for investment in Nghe An come from 14 countries and territories, of which investors from China, South Korea, Hong Kong, Thailand, Taiwan, Japan, Singapore, India, Australia, and the US lead in terms of registered investment capital.

Along with the expansion of investment activities in Vietnam, the demand for accommodation for experts and high-quality personnel of foreign companies is constantly increasing. Currently, there are many experts, engineers, and foreigners working in Nghe An.
It is forecasted that in the next 10 years, Nghe An will have about 20,000 more foreigners coming to work. However, the accommodation and housing areas in Nghe An are not yet able to meet this demand. This is a group of people with high incomes, and in addition to working hours, they want to spend time enjoying and experiencing life in Vietnam. Accordingly, the need for high-class, civilized accommodation combined with a working space is very important.
A survey at Luxshare ICT Group in 2023 recorded that there are about 700 experts working in Nghe An, living in private homes, renting apartments, and collective housing areas, and most of them have a need for a comfortable home with a living space that stimulates the spirit and work efficiency.

A report by CBRE Asia said that in Chiang Mai (Thailand), the capital of digital nomads, rental prices around coworking spaces like Punspase have increased by nearly 50% in the past 5 years due to the increasing number of digital nomads.
In Ho Chi Minh City, District 1 and District 3, where many coworking spaces are concentrated, also recorded an increase in apartment rental prices of 20-30% in the period 2020-2024.
In fact, the real estate market also records that projects and living areas with integrated coworking spaces always have higher value than other normal areas due to their attractiveness and rental potential.

According to experts, Vietnam in general and Nghe An in particular have all the factors (low cost of living, abundant resources and costs for Internet services, friendly living environment, security and safety) to attract the international digital nomad community, creating opportunities for investors as well as residents to own real estate with coworking space amenities.
Recently, the Government has announced policies to attract investment, encourage the development of the digital economy, increase remote job opportunities, and leverage growth for real estate with this utility.
