Ha Nam speeds up in the race to attract foreign investment

With the promotion of transport infrastructure development and rapid administrative procedure reforms, Ha Nam has gradually become a bright spot attracting FDI in the North.

The real estate market in general and industrial real estate in Ha Nam in particular are increasingly attractive, attracting many potential businesses to participate.

According to the Industrial Park Management Board (IPB) of Ha Nam province, as of October 31, 2024, the whole province has 362 FDI projects from countries and territories investing with a total investment capital of 6.27 billion USD.

Of these, 89 projects are related to China, with a total investment of more than 2.5 billion USD. Taiwan alone accounts for 54 projects, with a total investment of 2.19 billion USD; Mainland China has 16 projects and Hong Kong has 19 projects…

Explaining the investment attraction in Ha Nam

Just over 50 km from Hanoi, Ha Nam is known as the southern gateway of the capital Hanoi, possessing the advantage of traffic connection via National Highway 1A and Cau Gie - Ninh Binh Expressway combined with Ring Roads 3 and 4 to form a perfect connection network in the south of Hanoi.

Ha Nam province is also constantly promoting the completion of traffic infrastructure by urgently completing Phu Thu intersection - a modern 3-storey traffic project expected to be put into operation in 2025 or the Liem Chinh bridge project phase 2 to meet the increasing transportation demand when the 68m road opens to traffic from Duy Tien town - Phu Ly city - Thanh Liem district.

The timely upgrading of the transport infrastructure network, along with support from attracting foreign direct investment into industrial parks, has helped Ha Nam create a new step forward for the province's real estate market. The housing and land market has grown in the context of high gold prices and low bank deposit interest rates, with many people choosing real estate as an investment channel. In addition, the demand for leasing industrial land, factories and ready-built warehouses continues to increase, contributing to the increase in land rental prices.

However, compared to the Northern regions, the Ha Nam industrial real estate market has competitive prices, only 1/3 - 2/3 compared to neighboring provinces such as Bac Ninh and Bac Giang, so it has strong investment attraction and outstanding development potential for foreign investors.

Among them, many enterprises from China, Taiwan, and South Korea have invested in Ha Nam such as Seoul Semiconductor Vina Co., Ltd., Anam Electronics Vietnam Co., Ltd. (South Korea), AVC Science and Technology Co., Ltd., Wistron Infocomm Co., Ltd. (Taiwan), etc.

Opportunities for industrial real estate developers

Building industrial parks with synchronous infrastructure and creating a favorable business environment will promote investment in Ha Nam. In addition to the modern industrial parks that have been built in the province such as: Dong Van I Industrial Park Expansion (Plaschem Ha Nam Industrial Park Investment and Development Company Limited), Dong Van IV Industrial Park (Viglacera Corporation), Hoa Mac Industrial Park (Hoa Phat Urban Development and Construction Joint Stock Company), Ha Nam province has also drafted a new industrial land fund.

According to the planning of Ha Nam province for the period of 2021 - 2030, with a vision to 2050, the province plans to establish 10 new industrial parks with a total area of ​​about 2,111 hectares. Accordingly, the proposed new industrial parks include: Dong Van V Industrial Park & ​​Dong Van VI Industrial Park (Western Pacific Joint Stock Company), Kim Bang I Industrial Park (Kim Bang Industrial Park Development and Construction Investment Company Limited)...

Ha Nam province will plan industrial parks associated with urban and service areas with the orientation of attracting high-tech, high value-added and environmentally friendly industries.

Projects developed and built by reputable industrial park investors with many years of experience such as Viglacera, Western Pacific, Hoa Phat... are planned in a comprehensive manner with synchronous and modern infrastructure according to the general orientation of the province, creating a vibrant industrial ecosystem. At the same time, building a transparent and professional investment environment, attracting domestic and foreign enterprises to Ha Nam. Thereby creating thousands of jobs, from unskilled to highly skilled workers, increasing income and improving people's lives, contributing to promoting the overall economic growth of the province.

In addition, reputable investors are expected to bring a network of partners, customers and investors from abroad, contributing to connecting Ha Nam province with international value chains and markets, not only enhancing the province's competitiveness but also promoting economic and cultural exchanges with the region.
