Villa in prime location attracts the super rich

Báo Dân tríBáo Dân trí06/11/2023

In fact, in any project, location is always an important factor in determining the value and long-term potential of real estate. With products in the segment reserved for the super-rich, the location of the real estate not only demonstrates the financial potential and position of the owner but also ensures the potential for commensurate profits.

Perspective of a project for the super rich.

Potential location in the sights of the super rich

As two megacities with the fastest growth rate in the region, attracting a large number of domestic and international workers, Hanoi and Ho Chi Minh City have increasingly narrowed land funds. Villa projects exclusively for the super-rich in prime locations are also very scarce. Therefore, this segment always has great appeal, is considered sustainable and valuable even when the real estate market goes down.

On the other hand, villas for the super-rich are a segment with impressive potential for price increases. In a recent survey, market research unit Rever Vietnam said that villa projects in Phu My Hung (HCMC) or Gia Lam, Hoai Duc villas (Hanoi) have increased by 50-80% in just 3-5 years.

According to Mr. Nguyen Hoang (a long-time real estate broker), in Hanoi, a series of villa projects in the East of the capital such as Vinhomes Riverside and Ocean Park have current prices 4-5 times higher than when they were opened for sale.

In more detail, the price increase of these two projects comes from their prominent location, directly benefiting from a series of infrastructures in the eastern part of Hanoi such as: Noi Bai International Airport, Dong Tru Bridge, Vinh Tuy Bridge, Hanoi - Hai Phong - Quang Ninh Expressway... In addition, a series of convenient infrastructures such as shopping centers, international schools, hospitals... also attract a large number of real residents.

Or in Ho Chi Minh City, projects in the eastern area have become "expensive" over time thanks to the general planning. This area has been invested heavily to become the locomotive leading the city's economy in the direction of knowledge - creativity and technology.

Most home buyers always prioritize real estate with prime locations, easy access, and convenient connections to neighboring areas. However, there are not many properties located in the core area that benefit from large, synchronized transport projects. Especially, right in Ho Chi Minh City, a metropolis with the fastest growth rate, land funds that meet the standards for a branded project dedicated to the "1% of the super-rich" are extremely rare.

Luxury mansion in the heart of infrastructure, rare "savings"

Right from the moment of its launch, The Rivus immediately became the center of attention in the luxury real estate market as it was both the first residence in Vietnam associated with the name of famous designer Elie Saab and possessed a rare location.

In addition to a series of outstanding factors in terms of location, design, and amenities, what makes this luxury villa so valuable is its rare location that meets the taste of the super-rich, while also bringing potential for future value increase when located at the center of infrastructure investment in the eastern part of Ho Chi Minh City.

The key location helps The Rivus easily connect with neighboring areas. From The Rivus residence, residents only take about 35 minutes to travel to the center of Ho Chi Minh City through major routes such as Ho Chi Minh City - Long Thanh - Dau Giay Expressway, Mai Chi Tho Avenue, Song Hanh Road, Thu Thiem Tunnel - Vo Van Kiet Avenue, Hanoi Highway...

The Rivus' "hyper-connected" location.

Furthermore, when the three key projects of Ho Chi Minh City, Ring Road 3, Long Thanh International Airport and Bien Hoa - Vung Tau Expressway, are completed, creating an inter-regional infrastructure connection network, the owners of The Rivus Elie Saab private residence will only take about 10 minutes to travel to two provinces in the key economic region, Dong Nai and Binh Duong, and 20 minutes to Long Thanh International Airport.

Analysts say these advantages will help The Rivus promise to become a "super connection point" between the technology - finance - ecology centers of the East of Ho Chi Minh City in particular and the Southeast in general.

As a "limited in limited" real estate product, scarce in all aspects from location, design to utility standards, The Rivus possesses the appeal, attracting the super-rich in Vietnam not only because of its superior living space and elite community, but also because it is a valuable product, a profitable investment and a "savings" for future generations.
