Four forms of renting a house for international students in Australia

Room rental prices in Australia range from 185-700 AUD (3-11 million VND) per week, depending on whether international students choose school dormitories, private dormitories, homestays or private homes.

College dormitory

Most major universities in Australia have accommodation for international students. However, it can be difficult to secure a place during peak periods due to the large number of applications. Therefore, international students need to make a decision quickly and apply to get the accommodation they want. Information about accommodation and how to apply is usually included in the letter of offer. In addition, students can find instructions on how to apply on the official websites of the universities.

According to Hanh, the advantage of this model is convenience because most of the school's dormitories will be located on campus or nearby. This is also a safe choice for international students coming to Australia for the first time because of the guaranteed security, management and support when needed. The price to rent a room in the dormitory is about 200-600 AUD (3.2-9.7 million VND)/week, depending on the room type.

When she first arrived in Australia in 2022, Hanh stayed in Murdoch University's dormitory for 285 AUD (4.6 million VND)/week and felt satisfied.

Student Accommodation

After a year in dormitory, Hanh moved out and chose a two-bedroom, one-kitchen, one-bathroom apartment in The Switch private dormitory in Perth. She shared a room with a friend and paid 300 AUD (4.8 million VND)/week including electricity, water, and wifi. The characteristics of this type of accommodation are that it is usually located in the central area, has a variety of apartment types, ensures safety for students, and has many amenities.

"The biggest drawback is the high price, 300-700 AUD (4.8-more than 11 million VND)/week," Hanh said, adding that international students can find this type of housing through a number of systems such as UniLodge, Scape, The Switch, Campus Perth, Yugo Perth.

Hanh rates school dormitories and private dormitories as the most suitable for international students. These are two safe rental options, with a guarantee from the school or a legitimate rental company.

Homestay

This type of accommodation is usually suitable for high school students. International students will stay at the home of a local person who has been assessed and licensed by the government. The student's accommodation and food expenses will be deducted from their parents' accounts.

The advantage of this form is reasonable cost, guaranteed and supported by the host. Students also have the opportunity to be exposed to the culture and customs of the indigenous people. According to IDP, the cost of staying in a homestay ranges from 235-325 AUD (3.8-5.2 million VND) per week.

However, like dormitories, due to the high demand for accommodation among international students in Australia, finding a suitable homestay is not easy. Therefore, students need to prepare early to have a safe and satisfactory accommodation.

Shared house

International students can rent houses directly from local people or through a third party. The biggest advantage of this form is the reasonable cost and many price ranges to choose from, the lowest is 185 AUD (nearly 3 million VND)/week. Some of these types of housing search systems are Domain, Gumtree. However, new international students should consider before choosing to rent private houses because it is quite risky.

"You often don't have control over who you're going to be with," Hanh said.

When renting a house, Hanh reminds international students to carefully read the terms of the contract, which stipulates the rent and deposit. The deposit is equivalent to one month's rent and is refunded upon check-out. In addition, the contract includes requirements for property maintenance, security and order, and commitments between the landlord and tenant.

"If there is a violation, the landlord has the right to fine by deducting it directly from the deposit they are holding," Hanh said.

She said she has never had any trouble renting a house, but she once had to pay a fine of 300 AUD (4.8 million VND) for ending her contract early. She also witnessed many friends choosing to rent through this form, without strong enough legal protection, so they were cheated out of rent, deposits or accidentally shared a room with unsuitable people.
