Phu Yen approves Project to adjust 1/2,000 Zoning Plan North of Tran Phu Street

The North side of Tran Phu Street of Tuy Hoa City is planned to develop commercial service areas, luxury apartments, social housing, and individual houses along the West and East sides of Bau Ha canal; forming a walking street.

The People's Committee of Tuy Hoa City, Phu Yen Province has just met to approve the Project to adjust the 1/2,000 scale zoning plan for the North of Tran Phu Street along both sides of Bau Ha Canal, part of the North Tran Phu - Nguyen Huu Tho Urban Area Infrastructure Project.

The land area for detailed construction planning research has an area of ​​about 62.712 hectares in Wards 5, 8 and 9 of Tuy Hoa City. Regarding boundaries, the East borders Nguyen Trai Street and the existing concrete road; the West borders Le Thanh Phuong extended street; the South borders Tran Phu street; the North borders Nguyen Huu Tho street.

Accordingly, the planning adjustment area belongs to Sub-zone 1, with the function of being a provincial cultural - commercial - service center; with the development direction of regenerating the space and ecosystem of Bau Ha canal.

The land area north of Tran Phu Street is planned to form a new residential area but requires ensuring the preservation of the water surface of the rice fields (ie Bau Ha canal); at the same time, maintaining the existing residential land funds, in the direction of urban renovation and embellishment.

After planning adjustment, in this area, the green space and water surface of Bau Ha canal are developed on a large scale; exploiting the landscape position of the area.

Along with that, the area is planned to develop commercial service areas, high-end apartments, social housing, and individual houses along the West and East of Bau Ha canal. At the same time, the North of Tran Phu street forms a walking street combined with the green space and water surface of Bau Ha canal at the location opposite Phu Yen Museum.

Concluding the meeting, Mr. Cao Dinh Huy, Chairman of Tuy Hoa City People's Committee, noted that after adjusting the planning, the procedures must comply with regulations, and the targets and space for urban development orientation must be researched and ensured.

Mr. Huy also asked the consulting unit to study and design the lake shore to be soft to create space for the area and pay attention to building landscapes on the bridges to ensure aesthetics.

Previously, on July 20, 2022, the People's Council of Phu Yen province approved Resolution No. 28 on the investment policy of the Infrastructure Project of the North Tran Phu - Nguyen Huu Tho Urban Area, Tuy Hoa City.

According to the above Resolution, the Project is invested to complete the infrastructure framework of the Urban Area North of Tran Phu Street along both sides of Bau Ha Canal according to the approved planning, synchronously connecting urban traffic with other projects; creating a clean land fund to select investors to implement the project according to the approved construction planning, contributing to the goal of Tuy Hoa City achieving the criteria of a type I urban area by 2025.

The project is invested by the Provincial Construction Investment Project Management Board; investment implementation period is from 2023 - 2026; total investment capital is 943,242 million VND from the provincial budget (source mobilized from land fund).

The investment scale includes investment in roads including Le Thanh Phuong extended road, approximately 1,800 m long and 25 m wide; Hoang Van Thu extended road, approximately 550 m long and 30 m wide; Nguyen Huu Tho road (from Nguyen Trai extended road to Le Thanh Phuong extended road) approximately 300 m long and 40 m wide.

Along with that is leveling some areas within the project land area, with a total area of ​​about 20 hectares, the volume of filled soil is about 1 million m3.
