(Dan Tri) - The auction of 25 land lots in Thanh Oai district has just ended with the highest winning price of 90.3 million VND/m2, 17 times higher than the starting price. Although there were not many participants, the auction was still "tense as a bowstring".
Late afternoon on November 16, the auction of 25 land lots in Thanh Oai district (Hanoi) ended. Sharing with Dan Tri reporter, a representative of Thanh Oai district Land Fund Development Center said that the winning price of the two highest land lots reached 90.3 million VND/m2, 17 times higher than the starting price. The lowest lot had a price of 45.3 million VND/m2, 8.5 times higher than the starting price.
According to Dan Tri reporters, the two highest plots of land have an area of 113.88m2 and 129.36m2. Thus, the total value of these two plots of land is nearly 10.3 billion VND and nearly 11.7 billion VND respectively.
Mr. Nguyen Trong Khien - Vice Chairman of Thanh Oai District People's Committee - said that this auction attracted more than 400 applications from 111 customers. The number of applications and participants at this auction has decreased significantly compared to August, when there were 4,600 applications from 1,545 people.
Mr. Tung - a local real estate investor - said that initially, his group participated with 10 applications aiming to win 3 lots with prices of 40-45 million VND/m2 but did not win.
"Although this auction had much fewer participants than the one in August, the situation was still tense. Many participants hoped to win at least one plot of land, so even though the price was high, some people were still determined to pay more to buy it," he said.

According to him, the 25 lots of land auctioned this time have better locations than the 68 lots in August. Therefore, it can be said that this auction has cooled down compared to before.
Sharing the reason why few people participated in the auction this time, Mr. Tung said that because the previous auction had 55 lots with deposits, many investors were afraid that if they won and could not sell immediately, they would have to continue to forfeit their deposits. Besides, in recent times, the land market in the suburbs of Hanoi has slowed down, not as vibrant as it was 3 months ago.

This land auction still saw many plots of land being sold at a higher price immediately after winning. For example, Mr. Luong - an investor from Phu Tho, just won a plot of land with an area of 157.19m2 at a price of 45.3 million VND/m2, equivalent to more than 7.1 billion VND. Immediately after winning, this person immediately put it up for sale at a higher price of 1 billion VND. Thus, if the transaction was successful, this plot of land would be worth 8.1 billion VND.
Previously, on August 10, Thanh Oai district held an auction of 68 plots of land in Ngo Ba area, Thanh Than village, Thanh Cao commune. The plots of land ranged in area from 60m2 to 85m2, with starting prices from VND8.6 million/m2 to VND12.5 million/m2. The auction attracted 4,600 applications, but only 4,201 qualified applications from 1,545 people.

Notably, the highest winning price for the corner lot was nearly VND100.5 million/m2, 8 times higher than the starting price. The regular lots had winning prices ranging from VND63 million/m2 to VND80 million/m2, 5 to 6.4 times higher than the starting price. However, 55 lots were later abandoned, including the highest priced lot of over VND100 million/m2. Of the 13 lots with full payment, the highest priced lot was VND55 million/m2.
