(NLDO) - General Director of Nam Long Group believes that the real estate market in 2025 has more opportunities than challenges.
Nam Long Investment Joint Stock Company (Nam Long Group) - one of the largest real estate groups in Vietnam, has stable business operations and healthy finances in the market. Reporter of Nguoi Lao Dong Newspaper had an interview with Mr. Lucas Ignatius Loh Jen Yuh - General Director of Nam Long Investment Joint Stock Company, about some issues of the real estate market in 2025.
- Reporter: What is your assessment of the Vietnamese real estate market in 2025, as well as opportunities for domestic and foreign investors?
+ Mr. Lucas Ignatius Loh Jen Yuh: The real estate market in 2025 faces many favorable opportunities. Vietnam's GDP and foreign direct investment (FDI) are expected to grow strongly.
Infrastructure is being boosted with national projects, such as the goal of completing 3,000 km of highways by the end of 2025. Strong urbanization in big cities such as Hanoi, Ho Chi Minh City and satellite cities also boosts housing demand in both quality and quantity.
New laws such as the Housing Law, Land Law and Real Estate Business Law, which will take effect from August 1, 2024, have created a clearer and more transparent legal corridor, promoting sustainable market development. These factors are expected to create a new "impetus" for the recovery and growth of the real estate market.
However, along with opportunities, challenges are also not small. New regulations on capital sources, construction conditions and real estate business are more stringent, but this will help eliminate the "chaos" in the market. Investors with sustainable strategies and healthy finances will have an advantage.
- Reporter: What has Nam Long done to integrate with the green economic and green real estate trends?
+ Mr. Lucas Ignatius Loh Jen Yuh: Sustainable development is always Nam Long's top priority. We focus on three pillars: environmental protection, human resource development, community engagement, and responsible business. As a large-scale integrated urban area developer, Nam Long focuses on sustainable urban planning and community development.
Nam Long's Waterpoint Project
We apply green standards in planning, design and construction, using environmentally friendly technology and materials. Nam Long's projects have low construction density (30-40%), with large areas of trees and water, such as the Waterpoint project with 95 hectares of trees and water. We also preserve the local riverside flora ecosystem.
Nam Long also develops social facilities such as schools, parks, multi-functional sports areas and Cultural Villages. In 2024, we will publish a Sustainable Development Report, becoming one of the first real estate companies in Vietnam to do so.
- Reporter: What plans does Nam Long have to develop the EHomeS social housing product line, especially when the Government is focusing on 1 million social housing units?
+ Mr. Lucas Ignatius Loh Jen Yuh: EHomeS is a valuable product, demonstrating Nam Long's commitment to the national housing strategy. We established a subsidiary, Nam Long ADC, to focus on developing this product line. According to the plan, we will participate in developing 20,000 social housing units if we receive support from the Government.
For sustainable development, businesses need support from government agencies in terms of clean land funds and simplified investment procedures. Low and stable interest rate support for home buyers is also important, helping them easily access housing. Nam Long is committed to accompanying the Government in building a quality, healthy and sustainable social housing market.
