At exactly 8:00 a.m. yesterday (August 19), Hoai Duc district organized an auction of the right to use 19 plots of land in LK04 area, Long Khuc village, Tien Yen commune. The area of the plots of land put up for auction ranges from 74m2 to 118m2. The starting price for the auction is 7.3 million/m2.
According to the Hoai Duc District Land Fund Development Center, the starting price of 7.3 million VND/m2 is determined according to the provisions of Decree 12, multiplying the adjustment coefficient by the price in the land price list. The starting price is the basis for determining the deposit.

According to this unit, the auction area of Long Khuc village, Tien Yen commune has 71 lots, divided into 3 auctions by the district with the purpose of both working and adjusting if there are any inappropriate points.
For the first time, Hoai Duc district organized an auction of 19 lots and received 700 sets of documents with 400 customers participating.
It is known that the 19 plots of land in Long Khuc will be organized into many rounds. The final round was held at 4:30 this morning (August 20) and just ended. To participate in these rounds, many investors had to 'stay up all night' to participate in the auction, or split shifts, or 'eat and sleep' right in the premises of the Land Fund Development Center, taking a nap to continue to regain strength to participate in the auction.
After 9 rounds, lot LK03-12 won the highest auction price of up to 133.3 million VND/m2, more than 18 times higher than the starting price. This is a corner lot with 3 frontages, more than 113m2 wide, paid more than 15 billion VND.

The two lots with the second highest auction prices were LK03-6 and LK04-6, respectively, at VND127.3 million/m2. The remaining 14 lots had auction prices ranging from VND97.3 to VND121.3 million/m2. The two lots with the lowest auction prices were also up to VND91.3 million/m2.
According to some investors and brokers, the price of residential land around Long Khuc area, Tien Yen commune, Hoai Duc district is at 80 million VND/m2 for land facing the road, while land facing the alley is at 40-50 million VND/m2. The land can benefit after the completion of the Ring Road 4 project as it is only about 100m away.
On August 26, Hoai Duc district will continue to auction the land use rights for 20 plots of land (lots LK01 and LK02) belonging to the Technical Infrastructure project to auction land use rights in Tien Yen commune - Long Khuc field. The plots of land have an area of 89m2 to 145m2/plot with a starting price of 7.3 million VND/m2.
