After a gloomy first half of 2023, demand for ready-built factories and warehouses is increasing again in the second half of the year. It is predicted that the growth rate in the coming time will be calculated in multiples, making the "thirst" for supply in this segment even more intense.

JLL's report shows that in the third quarter of 2023, the demand for ready-built warehouses in both the North and South will gradually stabilize. Cushman & Wakefield's report also shows that in the third quarter of 2023, the leasing activities of ready-built factories and warehouses in the South will become more vibrant with absorption rates 2.4 times and 6.7 times higher than the previous quarter, respectively.

Cushman & Wakefield believes that in the last months of the year, the "thirst" for factory and warehouse supply will become more intense.

Anticipating this trend, on December 27, Long Hau Industrial Park (Long Hau Commune, Can Giuoc District, Long An Province), adjacent to Ho Chi Minh City, started construction to expand the standard ready-built factory area invested by Long Hau Joint Stock Company.

Mr. Bui Le Anh Hieu, the company's Business Marketing Director, said that this expansion of the standard ready-built factory has a total area of ​​11.69 hectares, divided into 5 phases. Phase 1 was put into operation in the first quarter of 2023, with a scale of 17,000 m2 . The continued construction of the factory and infrastructure this time, brings the total area put into use to 34,000 m2 .

"Long Hau's standard factory is equipped with an automatic smoke extraction system and a Class C sprinkler fire protection system. Each factory for rent has an area of ​​3,300 - 6,600 m2 , suitable for supporting industries, electronic components, precision mechanics, food processing and packaging, cosmetics, pharmaceuticals, medical equipment and warehouses. The project is expected to be completed and handed over in the second quarter of 2024" - said Mr. Bui Le Anh Hieu.

According to Mr. Anh Hieu, standard pre-built factory areas are a fast, flexible and cost-optimized solution for manufacturers in the context of gradually shrinking land funds, land prices continuing to increase while factory rental prices remain stable.

In addition to this project, Long Hau Corporation continues to develop industrial real estate in Vinh Long province with An Dinh Industrial Park (Mang Thit district, Vinh Long province). This will be the first typical service industrial park in the Southwest region, a key industrial - urban development center to support local economic development.
