Accordingly, the local adjustment of the Gia Lam Urban Area Detailed Planning is at the land plot marked B9-CXKO, located in the Southeast of Gia Lam Urban Area, in Kieu Ky Commune, Gia Lam District, Hanoi; the North and Northwest border the internal traffic route in Gia Lam Urban Area; the South borders the Kieu Ky Concentrated Craft Village Production Cluster, the residential area of ​​Kieu Ky hamlet and Kieu Ky pagoda; the East borders Road 179. The scale of the land area for local adjustment of the detailed planning is about 171,618m2 .

The adjustment aims to concretize the orientation of the N11 Urban Subdivision Planning approved by competent authorities. Exploit and effectively use land funds, organize architectural landscape spaces in the plot of land in harmony with the general landscape of the area, concretize utilities, architectural shapes of service works, adjust the layout of garden landscapes, walking paths, miniature landscapes, playgrounds... to increase urban aesthetics, serve the needs of living, resting, entertainment for residents of the Urban Area and the area. Serve as a legal basis for the Investor to study and establish investment projects according to the planning and serve as a basis for authorities at all levels to manage construction investment according to the provisions of law.

Local adjustment of land lot B9-CXKO in terms of landscape architectural space organization, on the basis of maintaining the location, boundary scope, usage function and architectural planning criteria of the land lot as determined in the approved Gia Lam Urban Area Detailed Planning, scale 1/500; Maintain the technical infrastructure network around the above land lot and synchronize with the regional technical infrastructure system according to the approved planning.

Comply with National Technical Regulations and current Design Standards. Other contents not included in the local adjustment of lot B9-CXKO (the organization of landscape architecture space) are kept the same according to the Detailed Planning of Gia Lam Urban Area, scale 1/500 and other relevant decisions and regulations of competent authorities.

Regarding architectural planning, according to the Detailed Planning of Gia Lam Urban Area, scale 1/500 approved in Decision No. 2783/QD-UBND dated July 7, 2018, the land plot coded B9-CXKO is identified as land for green trees, sports and residential areas, with the following criteria: land area of ​​about 171,618m2, construction area of ​​about 8,581m2, construction density of about 5%, 01 floor height. Now, maintaining the location, boundary scope, land use function, architectural planning criteria of the plots according to the approved detailed planning, proposing to adjust the organization of landscape architecture space at the plot of land coded B9-CXKO, specifically on the layout of the constructions in the plot of land, specifying the location of urban utility works, linking miniature architecture with the organization of beautiful landscapes and trees according to the theme, organizing spaces for entertainment, recreation, sports, walking paths... to serve the needs of residents of the urban area and the region.

Regarding the planning of technical infrastructure system, regarding traffic, the road network around the land plot shall be maintained according to the detailed planning project of Gia Lam Urban Area, scale 1/500 approved by the City People's Committee in Decision No. 2783/QD-UBND dated July 7, 2018. At the same time, 05 parking lots with a total land area of ​​about 3,580.7m2 shall be constructed to meet the parking needs of the Project itself and the area in compliance with Decision No. 1218/QD-UBND dated April 8, 2022 of the City People's Committee; at the parking lots, there will be electric vehicle charging stations to serve the Project area and the general area. Details will be determined in the next phase.

Regarding power supply, the capacity scale of the transformer station marked CXKO-1, with a capacity of 100kVA, will be maintained according to the approved detailed planning of Gia Lam urban area, scale 1/500. The capacity of the transformer station marked CXKO-2 will be increased from 100kVA to 1,250kVA to serve the electricity demand of the planning area.

Regarding other technical infrastructure routes, the network of technical infrastructure routes around the land plots that has been determined according to the detailed planning of Gia Lam Urban Area, scale 1/500, is maintained, synchronously connected with the network of technical infrastructure routes determined in the approved N11 Urban Sub-Zone Planning Project, scale 1/5000.
