(Dan Tri) - The auction of 25 land lots in Thanh Oai District (Hanoi) took place on the morning of November 16 without much crowding. Investors predicted the highest winning price would be around 60 million VND/m2.
After nearly 2 months of suspension, the auction of 25 land lots in Man Ca, Man Cong, Ma Man Trong, Van Quan village, Do Dong commune, Thanh Oai district (Hanoi) took place this morning (November 16).
The area of the plots of land to be auctioned ranges from nearly 84m2 to over 143m2, with a starting price of 5.3 million VND/m2, equivalent to a deposit of 88-151 million VND/lot. The auction will have to go through at least 6 mandatory rounds, with a price step of 5 million VND/m2. Thus, participants must spend at least 30.3 million VND/m2 to win the auction at this session.

According to Dan Tri reporters, the number of people participating in today's auction was about 100 people. Meanwhile, the previous auction on August 10 had nearly 1,500 participants.
According to the list posted outside the auction area, 13 people were not eligible to participate in today's land auction because they did not pay/underpay the deposit or did not submit their application. In addition to those from Thanh Oai, Ung Hoa, Phuc Tho districts... (Hanoi), there were also investors from other provinces in Bac Giang and Nghe An.

Mr. Thanh Tung - a local real estate investor - said that today his group participated in the auction of 10 plots of land, with the goal of winning about 3 plots, priced at 40-45 million VND/m2. Compared to the auction in August, the number of participants in this session has decreased significantly, so the competition is no longer high.
He predicted that although the 25 lots auctioned this time are in better locations, the winning price will be much lower, the highest being around 60 million VND/m2. Because in the previous auction, the lots with the highest deposit were only 55 million VND/m2. The lots with high prices from 90 million VND to 100 million VND/m2 all had their deposits waived, so the market price in the area could not be determined.
Ms. L. - an investor in My Duc district (Hanoi) said that today she took her family to auction 5 plots of land. She was concerned that the auction using direct secret ballot in multiple rounds for each plot of land would cause the auction to last all day.

She said that she participated in the auction in August and won a corner lot for 4 billion VND. Because she decided to buy it for long-term investment, she paid the full amount. She said that the land in Thanh Cao commune is near the weaving village, so if left for a long time, it will have the potential to increase in price.
Previously, on August 10, Thanh Oai district held an auction of 68 plots of land in Ngo Ba area, Thanh Than village, Thanh Cao commune. The plots of land ranged in area from 60m2 to 85m2, with starting prices from VND8.6 million/m2 to VND12.5 million/m2. The auction attracted 4,600 applications, but only 4,201 qualified applications from 1,545 people.
Notably, the highest winning price for the corner lot was nearly VND100.5 million/m2, 8 times higher than the starting price. The regular lots had winning prices ranging from VND63 million/m2 to VND80 million/m2, 5 to 6.4 times higher than the starting price. However, 55 lots were later abandoned, including the highest priced lot of over VND100 million/m2. Of the 13 lots with full payment, the highest priced lot was VND55 million/m2.
