(Dan Tri) - Experts believe that from the second quarter of 2025 onwards, the land market will develop evenly and become vibrant again.
Real estate market data for the third quarter from a market research company shows that the land market has significantly improved in terms of interest and transactions. However, this is still only a local improvement in some areas, especially the northern provinces.
Recently, land prices in many areas on the outskirts of Hanoi have skyrocketed. On the contrary, in the provincial markets, there are only signs of movement, prices have slightly recovered but liquidity is still difficult.
Mr. Pham Duc Toan - real estate expert - said that currently, only the market in Hanoi is still bustling, the prices of most segments have increased dramatically. Meanwhile, in most provincial real estate markets, the developments are still quite quiet, with difficult liquidity.

According to him, in provinces and cities where land prices increased sharply in 2021-2022, they have all remained stagnant. "Some provinces such as Bac Ninh and Bac Giang, for example, had very hot real estate in the past, but prices have not increased yet, and have even decreased. The reason the real estate market in the provinces is still quiet is because there is a lot of supply, especially in the land segment, but demand is currently low. Currently, cash flow is still stagnant in Hanoi and has not spread to the provinces," he said.
He said that currently, some investors have begun to shift their investment trend to provinces and cities with good economic growth, synchronous infrastructure and relatively low prices. However, the majority of investors still have a defensive mentality, so they do not make decisions to invest quickly.
"From the second quarter of 2025, the provincial real estate market in general and the land segment in particular will achieve better liquidity and be more vibrant," he said.
Sharing the same view, Mr. Le Dinh Chung - Member of the Market Working Group of the Vietnam Real Estate Brokers Association - said that it is not until the second quarter of 2025 that the land market can witness more even development in many places. However, investing in land at the present time requires a medium-term vision, with a capital recovery period of at least 1 to 3 years, instead of expecting a quick "surf".
"Some investors have started their journey to buy land in some areas where prices have not increased significantly in recent times. These people are tending to be proactive, because according to the current Real Estate Business Law 2023, it is not allowed to divide and sell land in 105 cities and towns across the country," he said.

Real estate expert Nguyen Quoc Anh believes that when the Laws come into effect along with restructuring efforts from businesses, from the first quarter of 2025, the real estate market will enter a period of consolidation, bringing more stability to both buyers and investors. Market sentiment is likely to be more positive when unstable factors are resolved and the support policies that have been implemented begin to show clear effectiveness.
According to him, this is the period when products serving real housing needs and cash flow real estate will be given high priority. With the improvement in monetary factors, high-cost products such as private houses and townhouses are also expected to recover in transaction volume.
Accordingly, the period from the second quarter of 2025 to the fourth quarter of 2025 may mark the rise of the real estate market. During this time, people will pay more attention to investment needs, focusing on long-term profitability. This shift will create advantages for land and villa products, especially in areas with potential for infrastructure development and good traffic connections.
