Flooded areas in Hanoi after storms and floods revealed, buyers 'abandoned their belongings and ran away'

If in the past, quality and infrastructure were the most important factors for home buyers, after the historic Typhoon Yagi, this mentality has changed significantly. Currently, even luxury, modern, high-quality apartments located in flood-prone areas have lost much of their appeal.

Ms. Nguyen Kieu Minh (Ha Dong district) shared that after many months of "hunting", she found a satisfactory apartment in a project in An Khanh urban area (Hoai Duc district).

The time when Ms. Minh had to bring the deposit was right when Typhoon Yagi was raging, so she and her husband agreed with the seller to postpone the transaction time. After the storm passed, the floodwaters receded, and the inner city areas of Hanoi were dry, she brought the money to the new house to make the payment. However, at this time, the couple was shocked because the entire Thang Long Boulevard leading to the project was still flooded.

"The entire road along Thang Long Avenue was flooded, as if we were still in a storm. We were panicking, thinking about how severe the flooding would be in the middle of a storm. It is true that during a big storm, flooding occurs everywhere, but clearly this place is much more serious," said Ms. Minh.

Because of concerns about frequent flooding, Minh and her husband decided to withdraw and not buy this apartment, even though they were very satisfied with the design and many other factors.

"Learning from experience, this time I asked a real estate brokerage company for more accurate and detailed advice. After researching, I learned that Thang Long Avenue is one of the areas that often floods when it rains heavily. The broker also recommended areas with a "tradition" of flooding in Hanoi to consider," Ms. Minh added.

Mr. Le Minh Long (Thanh Tri district) also recounted that after many months of looking for a house, he put down a deposit on a house in Vinh Hung ward (Hoang Mai district). After surveying, this was the house he liked best. The house is located in a shallow alley, accessible by three-wheeled vehicles, quiet surroundings, area of ​​over 40m2, clear legal status.

"My first impression of the house was very good. In the following days, the broker kept persuading me to close the deal quickly because "the price is reasonable, it's rare to find a house as beautiful as this, if I don't hurry, someone else will close the deal". I decided to deposit 50 million VND as agreed with the seller to wait for the day to pay the rest".

However, right after storm No. 3, Mr. Long suddenly saw people warning each other about places that often flooded heavily, including the area he intended to buy. Mr. Long immediately asked many sources of information and sadly learned that this area often flooded when it rained heavily. Therefore, the price was often cheaper than other areas.

"Even though I had already paid a deposit of 50 million VND, I still decided to forfeit the deposit because the house is located in an area that is frequently flooded, which will make living and traveling extremely inconvenient. Even if I sell it, it will lose a lot of value," said Mr. Long.

A representative of a real estate distribution company said that since the recent storm No. 3, many home buyers have been more concerned about whether the project is at risk of flooding or not. "It is probably because the impact of the storm was so terrible that home buyers are worried about their safety and convenience. Even modern, high-quality projects, if located in a "black spot" of flooding, will be rejected as usual," this person said.

Mr. Giang Anh Tuan, Director of Tuan Anh Real Estate, admitted that heavily flooded areas often affect buyers’ psychology and the impact is becoming more and more obvious. Recently, many people have refused to buy apartments with basement areas that do not ensure good drainage.

Meanwhile, Mr. Nguyen Van Dinh, Vice President of the Vietnam Real Estate Association (VNREA), analyzed: Because the demand for housing in Hanoi is currently very large while the supply is limited, price reductions in flooded areas may occur but are very rare.

For many people, the most important thing right now is to buy a house in Hanoi, and although there is a concern about flooding, it is not too serious. Hanoi and surrounding areas are also investing heavily in infrastructure, including disaster prevention measures, so the risk of flooding will gradually be limited.

However, according to experts, home buyers should still consider many different factors to make a wise decision. For example, consider financial conditions, living habits, personal needs with the actual conditions of the house to buy and the surrounding area. To buy a house that meets 100% of the set conditions is ideal but difficult to achieve, so it is acceptable when the disadvantages are limited to the lowest level.
