Based on that theory, in recent times, Pleiku city has actively developed zoning plans with different functions and characteristics based on the characteristics, potentials, strengths and existing infrastructure of each area. Most recently, on January 24, the Provincial People's Committee issued Decision No. 75/QD-UBND approving the local adjustment of the general construction plan of Pleiku city for the period up to 2030, with a vision to 2050, the area of Tran Hung Dao street - Nguyen Van Troi street - Nguyen Thai Hoc street - Hung Vuong street. According to the plan, this area is the land of agencies and public land - urban services. The plan ensures economic development and social security, including effective use of state-managed land funds, ensuring land use rights for agencies, organizations and 125 existing households in the area.
This is a good sign, the basis for the near future, the "golden" locations that have been lying dormant for so long such as the location of the Se San Hotel land (No. 89 Hung Vuong) and the Gia Lai Water Supply Company (No. 2 Tran Hung Dao) will promote their advantages. Mr. Tran Nhu Thuy (Residential Group 8, Yen Do Ward) shared: "For a long time, seeing such central locations that should have become highlights, contributing to the development of the city, creating a beautiful face for the urban area, but for many objective reasons, they were "abandoned", I also feel sorry. But now that there is a zoning plan, I believe this place will soon become a commercial service area, meeting the needs of the people and promoting the economy of the city center area".
This belief is completely grounded when this 1.62-hectare planning area belongs to the administrative boundary of Hoi Thuong ward, limited by Hung Vuong-Tran Hung Dao-Nguyen Van Troi-Nguyen Thai Hoc streets, with basically formed social infrastructure and technical infrastructure.
Similarly, Dien Hong ward is identified as a ward with the characteristics of an urban administrative-political center, cultural, commercial, tourism service, training, and medical center of the city and urban area. This characteristic is determined on the basis that the ward has many state administrative agencies, a Trade Center, Pleiku City Hospital as well as many other prominent locations.
Mr. Nguyen Tin - Chairman of Dien Hong Ward People's Committee - said: "To ensure stable and sustainable development as planned, we will coordinate with departments, branches and organizations to promote propaganda about the significance of the plan, at the same time exploiting the strengths of the locality as the commercial and service center of the city. From there, promote economic and social development and environmental protection, creating a spacious and modern urban architectural appearance but ensuring the requirements according to the plan".
On February 27, 2024, Deputy Prime Minister Tran Hong Ha signed Decision No. 198/QD-TTg approving the task of adjusting the master plan of Pleiku City until 2045. The decision confirmed: Pleiku is a class I urban area of the province, a dynamic urban area of the Central Highlands region, with an important position in terms of national defense and security for the Central Highlands region and the whole country. At the same time, Pleiku is also the political, administrative, security-defense, economic, cultural, scientific and technical, educational-training, industrial, commercial and service center of the province; is a core urban area in the Vietnam-Laos-Cambodia Development Triangle.
The construction zoning plan of Thong Nhat ward, Hoa Lu ward and part of Dong Da ward is also determined to be a key traffic area because of Pleiku airport , an urban residential area, commercial development, urban public services. Or the urban zoning plan of Dien Phu with a planning scale of about 870 hectares is a mixed urban area, rural residential area and agricultural-forestry development area based on the current land use status, social infrastructure, technical infrastructure, cultural-social factors, urban environment of the planning area.
According to planning experts, the functional specialization of areas helps improve operational efficiency, from the use of resources, energy to public services, while protecting the natural environment through the construction of green areas and ensuring safe distances between industrial zones and residential areas. Reasonable planning will help cities better cope with the challenges of traffic, pollution and climate change.
"Currently, the city has completed 11 zoning plans of wards, and 7 zoning plans of communes are still being accelerated. After completing the zoning plans, the city will continue to implement detailed planning" - Mr. Hoang Minh Nghia added.
