Recently, the Ministry of Construction issued Announcement 165 on the announcement of information on housing and real estate market in the second quarter of 2024.
Number of licensed commercial housing projects increases
According to the report, in the second quarter of 2024, the number of newly licensed commercial housing projects recorded positive growth.
Specifically, there are 19 projects with a scale of about 10,230 units, the number of newly licensed projects is equal to the first quarter of 2024 and equal to 126.67% compared to the same period in 2023.
Of which, there are 9 projects in the North, 9 projects in the Central region and 1 project in the South.
Many commercial housing projects were licensed in the first two quarters of 2024.
The number of projects eligible to sell future housing also increased by 131.58% compared to the first quarter of 2024 and increased by 106.38% compared to the same period in 2023.
The specific number of projects is 50 projects with a scale of about 13,167 apartments, consisting of 17 projects in the North, 20 projects in the Central region and 13 projects in the South.
For completed commercial housing projects, 9 projects were recorded with a scale of 5,005 units, equal to 90% compared to the first quarter of 2024 and equal to 128.57% compared to the same period in 2023.
Disbursement of less than 1% of the 120,000 billion VND credit package
Regarding social housing development, the number of projects reported by 53/63 localities as of the end of the second quarter of 2024 is still quite limited.
Nationwide, only 9 social housing projects have been implemented, of which 3 projects have been completed with a scale of 1,120 units; 1 project has started construction with a scale of 395 units, some new projects have held groundbreaking and launching ceremonies and 5 projects have been approved for investment with a scale of 2,876 units.
According to a summary of reports from localities, from 2021 to the end of the second quarter of 2024, 619 social housing projects have been implemented nationwide with a scale of 561,816 units.
Of these, only 79 projects have been completed, reaching a scale of 40,679 social housing apartments.
The number of social housing on the real estate market is still quite limited.
Regarding the implementation of the 120 trillion VND credit package for social housing loans, the report of the Ministry of Construction shows that currently, in addition to the 4 state-owned commercial banks (BIDV, Vietinbank, Agribank, Vietcombank), Tien Phong Bank (TPbank) and VPBank have registered to participate in the program with the registered amount of each bank being 5,000 billion VND.
Through synthesis, up to now, only 32/63 provincial People's Committees have sent documents or announced on the electronic information portal the list of projects participating in the Program with 73 projects; in which some provinces have announced many projects such as Hanoi (6 projects), Ho Chi Minh City (6 projects), Bac Ninh (6 projects), Binh Dinh (5 projects)...
Notably, to date, commercial banks have only disbursed VND1,234 billion, including VND1,202 billion for investors in 12 projects; VND32 billion for home buyers in 5 projects.
Correspondingly, only less than 1% of the VND120,000 billion credit package - which is expected to support the recovery of the real estate market and stimulate the supply of social housing in the market - has been disbursed.
