During Tet, real estate businesses are pushing to bring products to the market with a series of stimulus programs.

Stimulus
At the end of the year, a series of real estate businesses are rushing to catch the recovery wave of the following year. Many investors open sales and introduce products during this time. The products are all carefully prepared by businesses in terms of legality, capital flow, construction quality and selling price.
For example, Phat Dat Real Estate Development Joint Stock Company offers preferential policies to shareholders who own 50,000 or more PDR shares within at least 6 months (from the time of announcement of the detailed policy). Accordingly, these subjects are allowed to buy the Company's products at a discount of up to 8% and not exceeding 10% of the total number of products of each project.
In the immediate future, the first two projects that Phat Dat will apply the above policy to are the Bac Ha Thanh Urban Area Project (Binh Dinh) and the Thuan An 1 and Thuan An 2 High-rise Complex Residential Area (Binh Duong).
In addition to urgently bringing goods to the market at the end of the year, many Southern enterprises are also making efforts to accelerate the progress of projects to soon launch them in the market in 2025.
Similarly, Construction Development Investment Joint Stock Corporation (DIC Corp) has just approved a business plan for 599 land products (including 579 adjacent plots and 20 villa plots) at the Vi Thanh Commercial Residential Area Project (DIC Victory City Hau Giang), with an average selling price of about 12 million VND/m2.
According to the approved plan, this is the first time the group has applied incentives to shareholders owning the stock code DIG. Specifically, shareholders who own 200,000 shares or more within 9 months will be able to buy products at a discount of 9%. Shareholders who own 1 million shares or more within 12 months when receiving a transfer of products at the Project will receive incentives of up to 16%.
Mr. Nguyen Quang Tin, General Director of DIC Corp, said that this preferential policy demonstrates the strong bond between the Group and shareholders, aiming to create great motivation for strategic investors to hold shares for the long term.
In the near future, the Group will apply preferential policies for DIG shareholders when purchasing products at many key projects such as ATA Phu My, Cap Saint Jacques Complex, DIC Lantana City Ha Nam, DIC Nam Vinh Yen City Vinh Phuc...
Besides some listed companies creating stimulus packages for shareholders, the market also recorded many other companies boldly launching market stimulus packages. For example,
Vinhomes applies a sales policy with many incentives for customers buying The Opus One, such as a 10% discount when paying according to standard progress; customers buying 2-3 apartments will receive a 1-1.5% discount.
Khai Hoan Land also has a fairly open policy for the Khai Hoan Prime Project, when customers only need to pay 20% of the product value until receiving the house, pay 1% of the product value each month, support interest rates for 24 months...
Large supply ready
In addition to urgently bringing goods to the market at the end of the year, many Southern enterprises are also making efforts to accelerate the progress of projects to soon launch them in the market in 2025.
For example, with An Gia Group, The Gio Project (Binh Duong) has completed most of the important legal conditions and An Gia started the project in mid-2024. The company has also worked with brokerage floors and is expected to officially launch this project in early 2025.
In terms of timing and location, some market members believe that the sales progress at The Gio Project will be relatively favorable because Binh Duong is the most vibrant locality in the Southern region, and the apartment prices are relatively suitable for the needs of the majority of people.
In addition to the above project, An Gia's projects The La Village and West Gate 2 (Binh Chanh, Ho Chi Minh City) are also in the process of completing the 1/2000 planning and investment approval procedures.
Meanwhile, Hodeco Company is accelerating the next legal steps and can start implementing infrastructure from 2025 for the Phuoc Thang Urban Area Project (Vung Tau City). The project has a scale of 75 hectares (including about 38 hectares of residential land). In the immediate future, the Phuoc Thang Small Industry Cluster subdivision has basically completed the technical infrastructure and traffic routes connecting to the Project, creating conditions for the start of implementing the urban subdivision in the complex.
In Ho Chi Minh City, The Solina Project (Binh Chanh) with a scale of 16.4 hectares of Khang Dien Company has had a major legal change when it officially completed financial obligations for phase I (13.4 hectares), started infrastructure implementation and is expected to be launched in 2025.
Mr. Vo Huynh Tuan Kiet, Director of Housing Project Marketing Department at CBRE Vietnam, said that in previous years, when Ho Chi Minh City was short of apartment supply, Binh Duong emerged as an alternative market. At times, this locality supplied up to 10,000 products/year.
However, in the period of 2022 - 2023, when the supply in Ho Chi Minh City gradually recovered, the Binh Duong market adjusted, the secondary prices of some projects far from the center or of poor quality began to decrease. However, in recent months, the Binh Duong real estate market has shown signs of strong recovery. Supply has become more diverse, interest has increased and prices have gradually stabilized.
According to Mr. Kiet, the Binh Duong real estate market is quite diverse in supply, especially in areas bordering Ho Chi Minh City such as Di An and Thuan An, along Highway 13. The apartment price here is currently at 30 - 80 million VND/m2, ranging from mid-range to high-end segments, which is considered more reasonable compared to the price level in Ho Chi Minh City.
