House prices in alleys cool down, buyers complain "still sky high"

(Dan Tri) - Some homeowners in Hanoi have agreed to lower the price of houses in alleys, but buyers complain that the prices are still very high, sometimes at "sky-high" levels.

After a period of strong price increases, the segment of houses in alleys in Hanoi has now slowed down. In order to sell quickly, some homeowners have agreed to lower the selling price by hundreds of millions of dong. However, some buyers say that the selling price is still very high and difficult to access.

According to a survey by Dan Tri reporters, houses in 2-3m alleys, with an area of ​​about 30m2 in Nam Tu Liem district, Phu Do, Me Tri areas... cost from 5.1 billion VND to 5.5 billion VND, a decrease of about 300-400 million VND compared to October 2024.

A 30m2 house on an alley of more than 2m is being sold for more than 5.1 billion VND, equivalent to 170 million VND/m2. The seller stated the new price is 300 million VND lower than in October 2024. If the customer is willing, they can negotiate the price with the homeowner.

In Cau Giay District, areas such as Nghia Do, Mai Dich, Quan Hoa..., the price of houses in alleys for sale fluctuates from 170-240 million VND/m2. For example, a 30m2 house in an alley nearly 2m wide in Quan Hoa Ward is being sold for 6.9 billion VND. The seller said the price has decreased by about 400 million VND compared to November 2024.

In Thanh Xuan district, areas such as Khuong Mai, Thanh Xuan Trung, Khuong Trung, Nhan Chinh... have house prices in alleys ranging from 180 million VND/m2 to 220 million VND/m2.

Looking to buy a house in an alley in Hanoi, Mr. Nguyen Van Ha (from Bac Giang) - said that for more than 4 months now he has searched all the alleys in Nam Tu Liem and Bac Tu Liem districts but still has not found a house that fits his budget of nearly 4 billion VND.

According to him, houses that are within his budget but only have an area of ​​about 25-30 square meters are in very small alleys. Houses with an area of ​​30 square meters in alleys of about 2 meters are mostly priced above 5 billion VND. "Recently, I have seen many houses have been reduced in price by about 300-400 million VND compared to October 2024, but they are still very high. If house prices continue to maintain this level, I find it very difficult to buy," he said.

After 6 months of looking to buy a house in an alley in Hanoi, Ms. Nguyen Thi Yen's family (from Ha Giang) had to temporarily put their plan on hold. The reason is that the price of houses in the alley in 2024 has increased sharply, recently the price has decreased by about 200-400 million VND per house but is still very high.

Are Hanoi housing prices fake?

Speaking to Dan Tri reporter, Mr. Ngo Truong Giang - owner of a brokerage floor - said that from about October 2024 until now, not only houses in alleys but all segments in Hanoi have stagnated. The reason is that in 2024, real estate prices in Hanoi increased very high and fast, home buyers could not afford to access them so they had to put their home buying plans on hold, leading to a decrease in real estate transactions in recent times.

According to him, both apartments and houses in the alley have now been reduced in price by about 300-500 million VND. However, the prices are still very high, making it difficult to find buyers.

Mr. Nguyen Van Dinh - Chairman of the Vietnam Association of Real Estate Brokers (VARS) - said that recently, all real estate segments have increased in price sharply, including houses in alleys.

He said that history shows that like the apartment segment, Hanoi's residential land prices also recorded a similar sharp increase in price at the end of 2021. By mid-2022, when the market was difficult, the price of this type of property decreased but was "insignificant" compared to the increase.

He advised that the current housing prices in Hanoi have reached their peak, and if buyers want to buy, they need to consider very carefully. To avoid getting lost in the "matrix" of selling prices in Hanoi today, the expert advised buyers to choose a reputable unit for reference. At the same time, buyers should take the time to carefully research the selling prices of similar houses in the same area.

Mr. Nguyen The Diep - Vice President of Hanoi Real Estate Club - said that houses in alleys are a special type because each house has different characteristics of location, alley width, frontage, land area, and construction status. All of these criteria affect the selling price.

He said that in the past, prices above 200 million VND/m2 were often recorded for houses on the street or in alleys where cars could move, but now they appear even in houses in narrow alleys.

According to him, the normal increase in house prices in Hanoi is about 7-10%. But last year, house prices in alleys skyrocketed by 30% or even more. The rapid increase in prices shows the abnormality of the market and the excessive expectations of homeowners.
