Thousands of residents excited on the day they received their red books
Receiving a letter informing that her 2-bedroom apartment in The Rainbow subdivision, Vinhomes Grand Park, had officially received a pink book, Ms. D.HL immediately shared the good news with her "neighbors in the same building".
“This is my first house. Since moving here, I have been really satisfied with the quality of life and the convenient services of the investor. Now that I have the pink book in hand, I feel even more excited because I put my trust in the right place,” Ms. L happily shared.
Mr. Giang, the owner of 2 apartments in building S2.03, said that he had just received a letter from the investor inviting him to come and complete the procedures to receive the pink book. This is not the first product Mr. Giang bought from Vinhomes. He currently owns an apartment in Vinhomes Central Park (Binh Thanh District) and when Vinhomes Grand Park was launched, he continued to put his trust in The Rainbow subdivision. Currently, all the apartments he owns have tenants, bringing in a stable source of income. "In addition to the stable income from renting, I am also assured because having the pink book soon will definitely help increase the value of the apartment," Mr. Giang happily said.
According to the forums, the event of Vinhomes preparing to hand over the pink books to residents was hotly discussed. Most residents commented that, while the pink book issue still had many problems, the rapid implementation of the subdivision and handover of the books affirmed the reputation of the investor as well as the legality of The Rainbow in particular and the entire Vinhomes Grand Park project in general.
In particular, The Rainbow subdivision has more than 90% of residents living there, forming a dense, healthy and cohesive community. With more than 1,000 pink books to be handed over - this is the largest-scale handover of apartment pink books on the market since the beginning of the year.
Bright Spot Amidst Volatile Real Estate Market
The "historic" handover event of Vinhomes Grand Park is considered a positive move to help strengthen customer confidence in the context of many projects of other units in the market being slow to hand over pink books, causing concern for many customers.
According to Mr. Le Hoang Chau, Chairman of the Ho Chi Minh City Real Estate Association (HoREA), among hundreds of housing projects facing legal problems, up to 25% of projects are stuck in determining financial obligations, causing tens of thousands of residents to not be granted pink books.
Mr. Chau said that this reality causes losses to both state agencies, investors and home buyers. Without a pink book, people cannot carry out civil and economic transactions, and their ownership rights are not fully protected. Management work also faces many difficulties and complications.
Faced with the above situation, HoREA has repeatedly sent documents and directly made recommendations to departments, branches, the City People's Committee, and central agencies to remove difficulties and speed up the issuance of pink books to residents. In Ho Chi Minh City, HoREA proposed that the City People's Committee consider directing the Department of Natural Resources and Environment to speed up the issuance of pink books to apartments of apartment projects that have completed construction and acceptance documents and are stable for living.
Recently, the Ho Chi Minh City People's Committee assigned the Department of Natural Resources and Environment to develop a plan to grant land use certificates to people from now until 2025, removing difficulties year by year.
While waiting for the legal "bottleneck" of pink books to be untied, the implementation of handing over pink books at The Rainbow (Vinhomes Grand Park) is a rare bright spot that restores peace of mind and confidence for home buyers as well as ensures opportunities for investors to promote market liquidity.
The handover ceremony of more than 1,000 pink books to residents of The Rainbow - Vinhomes Grand Park will take place from 9:00 to 11:00 on March 11, 2023 at Vincom Mega Mall Thao Dien (Thu Duc City). At the same time, the handover is expected to take place continuously from March 11 to March 24. |
