TPO - In Hoai Duc district, there are currently a series of villas, townhouses, and street-front houses in urban areas, and pre-built and completed auction housing projects that are still abandoned. With the current selling price, each of these villas and townhouses is worth tens of billions of VND, so the total amount of money "buried" in this real estate is thousands of billions of VND.

Recently, public opinion was stirred up when Hoai Duc district organized a land auction in Tien Yen commune for up to 133 million VND/m2. Many people believe that this is a trick of real estate speculators to inflate prices and there is no real demand for housing. The above assessment is well-founded, because also in Hoai Duc, there are currently many villa and townhouse projects that have been completed but have no residents.

According to the reporter's records, the Son Dong Center Project (Son Dong Commune, Hoai Duc District) - a land auction project that started 4 years ago, has now been completed, but most of the townhouses here still have no residents living there.

Most of the technical infrastructure of this urban area has been completed.

Many apartments have been handed over to customers. However, due to lack of demand, many homeowners have hung up “for rent” signs, and many apartments are overgrown with grass. According to a survey, the price per square meter here ranges from 110 million VND/m2 to more than 200 million VND/m2 depending on the location.

The New Urban Area Project North of National Highway 32 (Lideco) is located in Tram Troi town (Hoai Duc district). This project is invested by Tu Liem Urban Development Joint Stock Company.

According to the investor, this is the only project in Hoai Duc area that does not have high-rise buildings, but only low-rise buildings. It includes 648 single villas, semi-detached houses, houses with gardens, 136 townhouses, parks, schools, and shopping centers.

Currently, some villas and townhouses have been occupied. However, most of the villas and townhouses in the project are still abandoned and unfinished.

However, many investors believe that this type of product is difficult to liquidate because the total price of each apartment is up to 20-30 billion VND, making it difficult for those who need to live there to access.
