(Dan Tri) - The Ha Tinh real estate market recorded a local "fever" when the number of transactions and land prices increased. In particular, land prices "heated up" every day when there was a lot of information about the arrangement of administrative units at all levels.
A leader of Loc Ha town, Thach Ha district confirmed that when the policy of abolishing the district level was introduced, the land market in this locality increased by 10-15%. The main reason is that many people buy and resell and children of workers far from home send money back to speculate and hoard.
To avoid risks when the land "fever" passes, experts recommend that investors stay alert to information about unofficial administrative boundary mergers.
Specifically, investors should be cautious with attractive advertisements from brokers, need to find out specific information such as the actual value of the land, legality and should not invest too hastily based on rumors.

According to the survey, in Ha Tinh city, Ha Tinh province, beautiful land lots in Song Da urban area (Tran Phu ward), Bac Ha Tinh city urban area (also known as HUD urban area) and some planning areas in Ha Huy Tap, Bac Ha, Thach Trung wards all increased by more than 10% compared to the time before Lunar New Year.
In the wards located close to the city center such as Thach Ha, Thach Trung, Thach Hung, the planned land price increased from 2.4 to 2.8 billion VND/plot.
Ms. PHN (residing in Bac Ha ward, Ha Tinh city) said that in early March, she and her husband bought a plot of land in Thach Trung ward for 1.8 billion VND.
"About a week after my husband and I bought the land, we were doing the procedures to transfer the land title when an electricity broker asked us if we would sell it or not. If we did, we would make a profit of several hundred million dong. However, my husband and I decided to buy the land to build a house, so we did not sell it," Ms. N. shared.

Notably, since January 1, when Tan Lam Huong commune (Thach Ha district) merged into Ha Tinh city, land prices and real estate transactions in the planning areas of this locality have skyrocketed, before Tet the price was about 2.3 billion VND/lot, now it has reached 2.8 billion VND/lot.
In coastal areas such as Loc Ha town (Thach Ha district), recently, many investors have also flocked here to "hunt", causing land prices to skyrocket.
The planned land plots are located in the administrative center, every day there are many "land brokers" coming to carry out buying and selling transactions.
If in 2024, the planned land plots in beautiful locations, 35m wide roads cost 3 billion VND, now it has increased to more than 4.5 billion VND; many land plots with an area of 260m2 cost 2.3 billion VND, now it has increased to 2.9 billion VND.

Some residential land plots cost 1.3 billion VND 1 month ago, but now brokers are asking for 1.7 billion VND.
Land in this coastal area is "hot" because of information about merging new administrative units when the district level is abolished. Many people believe that when the district level is abolished, the new administrative unit will be located in Loc Ha town because it has full infrastructure and is next to a coastal tourist area.
Many people have therefore come to this area to buy for speculation, and many people have also joined in "surfing" to make a profit.
