Identified as an important growth pole in the multi-polar development orientation to reduce dependence on tourism of Da Nang, Lien Chieu district is receiving much attention.

This is also the only district of the city that ensures all conditions to implement many key projects of the Free Trade Zone and Lien Chieu Deep-water Port, ready to help the area break through its potential and become the economic locomotive of the whole country.

As one of the central districts with the largest area among the 6 districts of Da Nang, Lien Chieu has a tourism advantage with a 26 km long coastline and many beautiful natural beaches such as Nam O, Xuan Thieu or Bac Ninh and a winding coastline running along Nguyen Tat Thanh street.

However, in the goal of urban development from a unipolar to a multipolar model to reduce economic dependence on tourism - services of Da Nang, Lien Chieu has taken advantage of its convenient traffic gateway position, bordering the sea and concentrating large industrial parks to transform itself into a key industrial economic district of the region that can develop all 3 spearheads: Industry, Seaport and Tourism.

Seaports and logistics: The Lien Chieu port project is being implemented and is classified as a type I deep-water port; it is one of the three largest ports in the country and the largest port in the Central region. The project officially started construction in December 2022 with an area of ​​450 hectares and a total expected investment of more than 48,304 billion VND.

Lien Chieu Port is divided into 3 phases: phase 1 has an area of ​​44.6 hectares, expected to be completed in 2025, the remaining two phases have areas of 106.81 hectares and 80.7 hectares respectively and are expected to be completed in 2030 and 2050.

When completed, Lien Chieu Port will become a national general port, acting as an international gateway in Central Vietnam. This will help the city connect strongly with major trade routes in the region, especially the East-West Economic Corridor - one of the most important trade routes in Southeast Asia.

According to the People's Committee of Da Nang City, the quantifiable value when Lien Chieu port comes into operation can reach tens to hundreds of thousands of billions of VND per year, thanks to VAT and import-export tax revenues of about 4.8 trillion VND/year by 2030. Maritime fees and seaport entry and exit fees are about 230 billion VND/year.

As of September 2024, the Lien Chieu Port project in Da Nang has completed about 67% of the construction volume, equivalent to a value of VND 1,770 billion, and is expected to be completed in November 2025.

Free trade zone: Along with Lien Chieu Port, this area is also about to have the first free trade zone in Vietnam. Specifically, in June 2024, the National Assembly passed a resolution on organizing urban government and a number of specific mechanisms for the development of Da Nang City, thereby allowing the establishment of a free trade zone associated with Lien Chieu seaport in the northwest of Da Nang to pilot mechanisms and policies to attract investment, finance, trade, tourism and high-quality services.

Notably, one of the areas planned to build a free trade zone is the sea reclamation project near Nguyen Tat Thanh Street (functioning as a logistics service area, area of ​​about 420 hectares). The development goal by 2030, this sea reclamation free trade zone will directly contribute 1 - 2% of Da Nang City's GRDP and attract about 21,000 workers. By 2040, the contribution rate is expected to increase to 9.5% of GRDP and 90,000 workers. By 2050, it is expected that this area will account for 17.9% of GRDP and create jobs for 127,000 workers.

According to Deputy Director of the Da Nang Department of Tourism Tan Van Vuong, the pilot establishment of a free trade zone will be a breakthrough opportunity to turn Da Nang into an international gateway, a growth pole of Vietnam's tourism. Currently, the Da Nang City government is urgently preparing the Da Nang Free Trade Zone Project dossier to submit to the Prime Minister for consideration and decision in December 2024.

High-tech industry: Not only waiting for key projects such as Lien Chieu port, free trade zone, Lien Chieu is also promoting industrial development. In particular, Lien Chieu Industrial Park with a scale of nearly 290 hectares is considered one of the large and important industrial parks of Da Nang city. In addition, a series of industrial parks in the Northwest of Da Nang such as Hoa Khanh Industrial Park, Hoa Khanh Industrial Park expansion, Hoa Cam Industrial Park... are contributing to making the Northwest region become the "silicon valley" of Da Nang with pillars including Industry - High technology, Marine economy.

Real estate market ready to heat up

According to experts, the establishment of the new generation Da Nang free trade zone will be closely linked to the structure of Lien Chieu port, Da Nang international airport and industrial parks. Aiming to promote the development of production, processing, recycling, assembly activities; providing logistics services... to establish an international cargo transit center, creating the most effective infrastructure structure, maximizing the value chain of seaports and airports. From there, it will certainly attract a large number of workers and experts to work and live.

Positive signs of comprehensive development of tourism, industry, formation of free trade zones and Lien Chieu port are creating momentum for the real estate market in Lien Chieu district to accelerate growth, opening up opportunities for investors with real estate products and cash flow exploitation, suitable to the needs and potential of the area.

“The new generation free trade zone of Da Nang is closely related to Lien Chieu port and the development of the real estate market in the Northwest of Da Nang,” affirmed Architect Tran Ngoc Chinh, Chairman of the Vietnam Urban Planning and Development Association.

Da Nang real estate grows strongly again

According to the report of the Vietnam Association of Realtors (VARS), the Da Nang market has grown positively in the past 9 months. In the apartment segment alone, the primary selling price level recorded an increase with more than 50% of new supply priced at over VND80 million/m2, high consumption rates in many projects such as The Ori Garden, FPT Plaza 3, Sun Cosmo Residence, Sun Ponte Residence... It is forecasted that the Da Nang market will continue to increase supply at the end of the year.
