The Hanoi People's Committee has just approved the local adjustment of the Detailed Planning of Thach Ban Lakeside Residential Area, scale 1/500, at the land plot marked CT in Thach Ban Ward, Long Bien District. The land plot for local adjustment of the Detailed Planning has an area of approximately 9,456 m2.
The Northwest of the land borders Thach Ban Street, the Southwest borders the existing street, the remaining sides border the land plots with public city functions and low-rise residential land according to the approved detailed planning.
According to the decision, the function of high-rise housing is adjusted from high-rise housing to low-rise housing to create a harmonious landscape architectural space in the overall project and the surrounding area, reduce the load on the regional infrastructure system, form a residential area with a high quality living environment, and increase land use efficiency.
In principle, the adjustment and local adjustment of the CT land plot in the Detailed Planning of Thach Ban Lakeside Residential Area, scale 1/500, is based on maintaining the scope and boundaries of the land plot according to the approved detailed planning, adjusting from high-rise housing function to low-rise housing, reducing the population size, without affecting the traffic network and the general technical infrastructure system of the approved Detailed Planning of Thach Ban Lakeside Residential Area, scale 1/500.
Other contents not within the scope of local adjustment of the CT land plot are kept unchanged according to the Overall Adjustment Project of the Detailed Planning of Thach Ban Lakeside Residential Area, scale 1/500, approved by the City People's Committee in Decision No. 2151 dated May 7, 2018.
Content of adjusting the function of high-rise housing to low-rise housing with the Thach Ban Lakeside Housing Project.
According to the Master Plan Adjustment Project of Thach Ban Lakeside Residential Area, scale 1/500 approved by the City People's Committee in Decision No. 2151, the CT land plot with a scale of about 9,456 m2 is determined to be used for high-rise residential land.
Construction area scale 5,201 m2, construction density 55%, land use coefficient 10.3 times, 25 floors high, population scale 2,455 people.
Now keep the scope and boundaries of the land plot; adjust the land use function from high-rise housing to low-rise housing, reduce population size.
Adjusted architectural planning indicators: Land for high-rise housing group according to the old decision had a construction area of 5,201 m2, 25 floors high, now adjusted to 6 land for adjacent housing group with a construction area of 4,886.5 m2, with 52 plots of land, 4 floors high.
The building height is consistent with the townhouses in the overall project. The height of the floors and parts of the building must be consistent for the rows of houses and no part of the building must exceed the red line and the plot boundary.
According to the City People's Committee, the adjustment goal to concretize the Master Plan for Hanoi Capital Construction to 2030 and vision to 2050, the N10 Urban Subdivision Plan at a scale of 1/2,000 has been approved by competent authorities; the policy of adjusting the function from high-rise housing to low-rise housing has been approved by the City People's Committee.
The City People's Committee assigns the Department of Planning and Architecture to inspect and confirm the drawing of the Local Adjustment of the Detailed Planning of Thach Ban Lakeside Residential Area, scale 1/500 at the land plot marked CT above in accordance with this Decision; store records according to regulations.
Long Bien District People's Committee presides over and coordinates with the Department of Planning and Architecture and Thach Ban Lakeside Real Estate Company Limited to publicly announce the local adjustment of the approved detailed planning so that relevant organizations, agencies and people can know and implement.
Long Bien District and the Department of Construction Inspectorate are responsible for inspecting and supervising construction according to approved planning, handling cases of construction in violation of planning according to their authority and regulations of law .
