On January 10, information from the Quang Ninh Department of Construction said that the unit had just announced that it was eligible to sell 334 units of the first social housing project in this locality. However, after the Department of Construction reviewed, many applications were rejected.

Specifically, as of January 9, only 65/334 basic records are eligible to buy social housing and 120 records are not eligible to buy social housing at the project. In addition, the Quang Ninh Department of Construction is reviewing 149 other records and will issue a notice later.

Along with the announcement of eligible cases in the first phase, the Department of Construction of Quang Ninh also issued a document announcing the selling price and rental price of social housing in this project. Accordingly, the selling price of social housing including VAT and apartment building maintenance fee is 16,228 million VND/ m2 . The rental price of social housing including VAT and apartment building maintenance fee is 74,800 VND/ m2 /month.

Previously, on December 18, 2023, the project investor, a joint venture between Global Financial Investment Consulting Joint Stock Company and Hanoi Housing Investment and Development Joint Stock Company No. 6, sent a list of 334 customers registering to buy 334 apartments for consideration by the Quang Ninh Department of Construction.

According to a leader of the Quang Ninh Department of Construction, all cases eligible to buy apartments in social housing projects are guaranteed to be for the right subjects, transparent, and there are no cases of "running" documents or procedures.

Up to now, only 65 cases are eligible to buy apartments at the first social housing project in Quang Ninh.

The social housing project of the Bank Hill Residential Area (located in Hong Hai and Cao Thang wards, Ha Long City) with a total investment of about 1,400 billion VND, started construction on October 30, 2022.

The project consists of 3 apartment buildings, 986 apartments with a total area of ​​about 67,802 m2 . Including 2 social housing buildings with 790 houses, 630 for sale and 160 for rent.

The remaining building will consist of 196 commercial apartments and will be sold at market prices. The project is scheduled to be completed and put into use in the first quarter of 2026.

To invest in the construction of this social housing project, the investor enjoys a number of benefits. Among them, 20% of the total residential land area invested in the construction of technical infrastructure within the scope of the social housing construction investment project (including projects using 20% ​​land fund) is reserved for the construction of commercial housing, in order to offset investment costs, contribute to reducing the selling price, rental price of social housing and reducing management and operation service costs.
