On October 16, Mr. Phan Van Mai, Chairman of the Ho Chi Minh City People's Committee, Chairman of the City Land Price Appraisal Council, signed the appraisal report of the draft decision amending and supplementing Decision No. 02 of the Ho Chi Minh City People's Committee regulating the land price list in the area. The Council also assigned the Department of Natural Resources and Environment (TN&MT) to complete the documents and procedures to submit to the Ho Chi Minh City People's Committee for consideration and decision.
The HCM City Land Price Appraisal Council said that the city's Department of Natural Resources and Environment has developed a land price list adjusted according to market principles in accordance with regulations. In the latest submission, the unit has developed a land price list based on specific land prices approved by People's Committees at all levels, and land prices traded on the market provided by land registration agencies and tax agencies.

In previous submissions, the Department of Natural Resources and Environment has not proposed a land price list for commercial and service land; non-agricultural production and business land that is not commercial and service land is not in accordance with current regulations. In the latest submission, the Department of Natural Resources and Environment has added these types of land.
The HCM City Land Price Appraisal Council also stated that in previous submissions, the city's Department of Natural Resources and Environment used agricultural land price data to calculate compensation to propose agricultural land prices that did not fully reflect the price of purely agricultural land for cultivation and production activities. In the latest submission, the Department of Natural Resources and Environment built on the basis of agricultural land prices according to the previous price list, multiplied by the land price adjustment coefficient, which is appropriate.
This does not affect the case of land acquisition by the State because the person whose land is acquired will have the specific land price determined according to market price.
For residential land, the Department of Natural Resources and Environment also collects land price information from the price database and market transfer land prices and based on the actual socio-economic situation of the city to propose a land price list for residential land suitable for each district, county and Thu Duc city. At the same time, the Department has reviewed and balanced prices for locations bordering districts, counties, Thu Duc city and road sections and routes in the same area.
According to Dan Tri reporter's source, the draft of the adjusted land price list of Ho Chi Minh City has been sent by the agencies to the Department of Justice for appraisal. The city's adjusted land price list is expected to be decided and announced by the Ho Chi Minh City People's Committee in the next few days.
