Specifically, when bidding competitively in the first phase with 202 low-rise houses, the investor offered a starting price that was considered higher than in the area. The type of garden house with an area of ​​102-159m2 has a starting price ranging from 4.2-8.3 billion VND, equivalent to 40.7-51.1 million VND/m2. Semi-detached villas with an area of ​​210m2 to 305.5m2 have a starting price ranging from 7.7-13.1 billion VND, equivalent to 36.7-47.4 million VND/m2. Single villas with an area of ​​362m2 to 410m2 have a starting price ranging from 12-18.9 billion VND, equivalent to 39.5-50.3 million VND/m2.

However, 198 out of 202 low-rise houses were sold out, with prices higher than the starting price from hundreds of millions to several billion VND. In particular, some single villas with areas of 410m2 and 362m2 were offered at 56.7-58.3 million VND/m2, equivalent to 21-23 billion VND/unit.

Many experts and investors assess that the price of 40-60 million VND/m2 is not high in the real estate market, but in Me Linh it is high compared to the general level. Because this is an independent project, the infrastructure is only in the urban area, and in general, Me Linh's infrastructure is not synchronized to achieve such a price.

According to Dan Tri 's survey, currently (March 2023), the rows of villas and garden houses at the HUD Me Linh Central project are under construction.
