According to Dan Tri 's research, the Thanh Lam - Dai Thinh 2 new urban area project (also known as HUD Me Linh Central) is invested by the Housing and Urban Development Corporation (HUD).
The project is planned to follow the main axis of Me Linh center, adjacent to the Administrative Center of Me Linh district, adjacent to Ring Road 4, Road 23. The project has a scale of more than 55 hectares, with a population of nearly 9,000 people.
Remember, from June and July 2022, HUD successfully organized the sale of hundreds of low-rise housing products (single and double villas, garden houses) in the form of "competitive bidding". Notably, at that time, the real estate market was in a state of stagnation due to tight monetary policy and problems such as supply imbalance, virtual prices... This project then became the focus of attention of investors.
Specifically, when bidding competitively in the first phase with 202 low-rise houses, the investor offered a starting price that was considered higher than in the area. The type of garden house with an area of 102-159m2 has a starting price ranging from 4.2-8.3 billion VND, equivalent to 40.7-51.1 million VND/m2. Semi-detached villas with an area of 210m2 to 305.5m2 have a starting price ranging from 7.7-13.1 billion VND, equivalent to 36.7-47.4 million VND/m2. Single villas with an area of 362m2 to 410m2 have a starting price ranging from 12-18.9 billion VND, equivalent to 39.5-50.3 million VND/m2.
However, 198 out of 202 low-rise houses were sold out, with prices higher than the starting price from hundreds of millions to several billion VND. In particular, some single villas with areas of 410m2 and 362m2 were offered at 56.7-58.3 million VND/m2, equivalent to 21-23 billion VND/unit.
Many experts and investors assess that the price of 40-60 million VND/m2 is not high in the real estate market, but in Me Linh it is high compared to the general level. Because this is an independent project, the infrastructure is only in the urban area, and in general, Me Linh's infrastructure is not synchronized to achieve such a price.
According to Dan Tri 's survey, currently (March 2023), the rows of villas and garden houses at the HUD Me Linh Central project are under construction.
A series of villas are in the process of being completed for handover to customers.
According to a survey on many real estate sales channels and social networks, information about selling at a loss and reducing the price of villas at the HUD Me Linh Central project also appeared quite a lot.
Posing as a customer in need, the reporter was told by many real estate brokers who are selling low-rise houses in this project that currently, many villas and garden houses are being sold on the market from old customers. Compared to the time of competitive bidding, only a few villas and garden houses with good locations in the project have a slight increase in price, while the majority tend to decrease, about 500 million VND to 1 billion VND per house, depending on the house.
According to records, although the infrastructure has been basically completed, the vacant land fund in the project is still relatively large.
