Previously, with a price of 19.5 million VND/m2, NHS Trung Van was considered the most expensive social housing project in Hanoi. However, this title has recently been replaced by the Ha Dinh social housing project.
According to a recent announcement by the Hanoi Department of Construction, the Ha Dinh social housing project will have a tentative selling price of about 25 million VND/m2. The rental price is 150,000 VND/m2/month and the lease-purchase price is 390,000 VND/m2/month.
The above project is located in Tan Trieu commune, Thanh Tri district and is built on land plot NO1 in Ha Dinh new urban area. The investor is a consortium of Urban Infrastructure Development Investment Corporation (UDIC), Hanoi Electricity and Water Construction Joint Stock Company (Haweicco) and DAC Hanoi Housing Development and Construction Joint Stock Company.

The Ha Dinh social housing project is built on a land area of about 9,300m2 (belonging to the 20% land fund of the Ha Dinh new urban area). The building is 25 floors high, including 5 floors for office space combined with parking and auxiliary technical areas, 20 floors of apartments and 1 basement.
When completed, the project will bring to the market 440 apartments, including 365 social housing apartments and 75 commercial housing apartments. Of the social housing apartments, 255 are for sale, 37 are for rent-to-own and 73 are for rent.
The project is expected to be completed in the fourth quarter of 2027. The expected time to receive applications for social housing is in the fourth quarter of 2025.
Previously, the most expensive social housing project in Hanoi belonged to NHS Trung Van (Trung Van ward, Nam Tu Liem district). Despite having an opening price of up to 19.5 million VND/m2, the project still received 1,300 applications. With only 149 applications selected, the opportunity for people to settle down at NHS Trung Van is only 1/9, this level of competition is even higher than the competition rate at specialized schools and selective classes.
According to the Hanoi Department of Construction, in 2025, there will be 11 projects expected to be completed with nearly 6,000 units, equivalent to 345,000 m2 of floor space. With 19 projects expected to be completed in the period of 2021 - 2025, the city will achieve more than 78% of the target in the social housing development plan, with a total of about 15,440 units, equivalent to 952,000 m2 of floor space.
In the period of 2026 - 2030, there are 50 projects expected to be implemented with nearly 57,200 units, equivalent to 3.2 million square meters of floor space. Of which, the city is appraising the investment policy of 4 out of 5 independent social housing areas concentrated in Dong Anh, Gia Lam, and Me Linh districts. The projects have a total area of over 200 hectares, providing more than 12,000 units.
Mr. Nguyen Anh Que, Chairman of G6 Group, said that he currently has a list of more than 200 social housing projects, including 14 social housing projects concentrated in Dong Anh, Gia Lam, Thanh Tri, Quoc Oai districts... If combined with the number of commercial housing projects, the apartment fund in Hanoi will reach at least 300,000 units by 2027 - 2029.
He also revealed that from the end of 2025, the social housing fund in Hanoi will begin to increase, with about 4,000 units from 10 projects. This will be a "fever reducer" to help curb the price increase of the Hanoi real estate market, especially the apartment segment.
