Mr. Le Thanh Son, Deputy Head of Hoa Lac Hi-Tech Park Management Board, said that recently, advertisements and sales of Legacy Alpha Valley apartments in Hoa Lac Hi-Tech Park invested by An Thinh Group have continuously appeared on a number of websites and social networking sites, causing misunderstandings for people and creating opportunities for subjects to take advantage of illegal buying and selling for profit in violation of regulations.

Mr. Son said: “The project “Investment in construction of Trade and Service Center” with Legacy Alpha Valley apartment complex invested by FBS 1 Investment and Development Company Limited (not An Thinh Group Corporation as reported on some websites and social networking sites) is about to be completed and put into operation.

The project is leased land for the purpose of "commercial and service land", and after completion, it will provide accommodation for investors and experts, workers to rent during their working time at Hoa Lac CNC Zone, helping experts and workers working at Hoa Lac CNC Zone to settle down, feel secure to contribute and develop, at the same time, helping investors at Hoa Lac CNC Zone attract high-quality human resources to serve their development".

The project is leased land for "commercial and service" purposes and the land use period is until June 22, 2062 (remaining use period is about 38 years).

In this announcement, Mr. Son affirmed that the current land law does not have regulations on granting Certificates of land ownership and assets attached to land to buyers of residential apartments built on commercial and service land.

In case the investor rents out an apartment and pays the rent at once for the entire rental period, the tenant will not be given any documents by the State, but only an apartment lease contract signed with the investor.

In particular, Decree No. 102/2024/ND-CP dated July 30, 2024 of the Government and Decree No. 10/2024/ND-CP dated February 1, 2024 on high-tech zones stipulate: Housing projects and accommodation facilities within the boundaries of high-tech zones are to serve the lives of experts and workers working in high-tech zones and organizations that are investors or individuals who are experts and workers are allowed to rent housing and accommodation facilities during their operation and work in high-tech zones.

"Therefore, investors are not allowed to sell or lease apartments in Legacy Alpha Valley Apartment Complex to organizations outside Hoa Lac Hi-Tech Park and individuals not working at Hoa Lac Hi-Tech Park," Mr. Son emphasized.

According to Mr. Son, the Hoa Lac Hi-Tech Park Management Board has issued a document requesting strict prohibition of acts of providing false information to sell or rent apartments to the wrong subjects according to regulations.
